Smile Land outside Charleston.

Hi everyone. I'm new to the forums here. I am originally from Mt. Pleasant, but moved when I was in the 9th grade to Charlotte, NC with my family to care for my great-grandmother. I return to Charleston to visit often, but have never ventured outside the city itself really. My childhood memories of Mt. Pleasant are calling me, and after I finish my degree in History, I will be returning. However, I absolutely do not want to live in a housing development where the houses are overpriced, and right on top of each other. The same thing is happening in Charlotte, and I think its awful. I was researching areas that have land for sale. I was reading up on McClelllanville. Can anyone give me information about that area. I think its wonderful how they are trying to preserve the slow pace of the South. I've heard that they boast the fact that the Francis Marion Nat'l Forest, the Bull's Island NWR, and the Santee NWR all protect it from the sprawl occuring in Charleston. If that's true, then this a place I would love to settle down in, because I've seen absolutely beautiful country and farms here in NC get swallowed up by subdivisions in the last 10 years. I do not want to buy land, and then have a subdivision for a neighbor in the next 10 years. If anyone could give me some info on rural areas around Charleston, that are unlikely to be effected by urban growth (I know that's hard to tell), I would greatly appreciate it. I would expect to be buying land in the area in about 3 years.

For all the reasons you'd stated, I'd certainly keep an eye on acreage in/near McClellanville, Awendaw, etc.

Also try out towards Ravenel, RedTop, Yonges Island, Walterboro, Green Pond, or north of Summerville, towards Holly Hill. THere is still reasonalby priced land around - and still within an hour of Charleston.

The areas you mention north of Mt. Pleasant have seen price increases as have most areas along the coast. The McCleanville community east of 17 has some expensive land prices as well due to many of the attributes you mention. We have rented a house on Jeremy Creek for a couple of weeks vacation over the years and the village has managed to keep much development out with the exception of the new homes on the water that are very pricey. Much of the area does not have water and sewer access and that is another reason things have been slow to develop. You may want to look out towards Jamestown as the prices there are more reasonable. While you do not mention how much land you wish to purchase, there are some lovely neigborhoods without HOA's that might work for you in Mt. Pleasant.

Here's an article I wrote called 6 Reasons McClellanville Won't Change that's all about it's anti-development/controlled growth plan. Still plenty of land outside and inside the town that's quite affordable now.
