Boyle Plantation is a gated custom home community just off Hwy 165 in Summerville. It's close to Legend Oaks, and about 3 miles across Hwy 61 coming from Summerville. The active listings look to start in the high 400's, and most homes appear to average around 4000sf currently.

Here is one persons opinion that has been trusted by hundreds of people.
“You could have development potentially, but 165 is the type of road that cannot support a whole lot of development. It’s a two-lane highway that’s not lit. It’s very, very dark at night and there are not very many straight segments between Ravenel and Summerville. The trees grow very close to the road. The highway would have to be widened to support more development, and that would be nearly impossible. That area is very wet, it is a swamp. The environmental damage would be too big.”
Al Parish.
It's across from where they are finishing the new Summerville High School,so much for Al's take on it. Although he may have bought some of that land...

Prices are close to 1/2 million & more. It's actually a VERY nice community, I think the build out is around fifty homes.

"There is only one on the list for Summerville that I don't care for. Boyle Plantation. We drove through there a few weeks ago and were disappointed. It is a community with large lots and homes, but it seems they dropped the ball with landscaping and finishing touches. For instance, some homes are finished and have people living in them, but the landscaping is either minimal or none at all. Some yards were not even sodded. Some do not even have concrete driveways, but use gravel. I would think a gated neighborhood like that would have requirements and covenants for these things. When the neighborhood was first developed it peaked my interest, but now it just is not developing like I thought from an appearance standpoint. There is no community pool in there either."
This was posted last year and I was wondering if there was any updates you guys can offer on Boyle? Boyle Plantation is on my list but not if they are not keeping things up.

Did you read that aloud? Sounds like Dr. Suess...
Also, are you from the area? Just want to make sure you are familiar with Al Parish as you read the 2nd reply to your post. (I don't know anything about Boyle Plantation...but just wanted to make sure you understood the quote.)

Boyle was never developed correctly. Notice the state of community common areas, lack of stormwater gutters, etc. There was actually a phase 2 planned behind the current phase that was going to connect to Watson Hill. Lots of swampland (wetlands) abutting each lot. You'll need a well since there are water or sewer taps and some lots wouldn't perk for a septic tank.

Homes have been majorly reduced..I showed property in Boyle a year ago and priced where in the 600K. Now I notice the same homes are high 400K.

The Homeowners' Association has created a special assessment to improve the common areas.

Updated Boyle Plantation Web Address
Some time has passed and we have put some money into a face lift. Not only have we repaved our roundabouts  (they look great), we have a new web address - Boyle Plantation Homeowners Association - Home Page. Landscaping and drainage work is underway. Last year's HOA did a good job raising money, and this year's team is enthusiastically putting the money to good use.
We had some foreclosures; but now, all but one home has a happy new owner. It seems that the housing downturn is all but over in Boyle. Three homes are available due to transfers. Two new  homes have been built by their owners.
