What's the deal with this neighborhood? looking for local opinions, traffic, home quality, location etc

It's right off of Hwy 17 and in a nice area. The Oakland commercial area is heavily visited on the weekends as that's the major shopping center for the area. It's about a 20 minute commute to the beach at IOP and 25 to Downtown during rush hour. I believe it's Pulte Homes in there and they've been building here in Charleston for at least 25 years that I know of. You can also take Rifle Range Road which can be a little easier commute to keep you off of 17, when I'm in Mt Pleasant I always commute via Rifle Range.

The actual Porchers Preserve community in Oakland there consists of ~50 homes and I think they're all less than 5 years old. No more new construction there... it's built out. Lots are small-ish as is typical with that type of community. I believe they are John Wieland homes which is now a division of Pulte and considered their higher end line.

Location is fine depending on where/if your commute would be. As WiseMan pointed out, the Oakland shopping center is very convenient and Jennie Moore Elementary and Laing Middle schools are nearby too.

The good thing about that location is that you have easy access to both Rifle Range and 17. The intersection of 17 and 41 is a top contender for worst intersection in Mt Pleasant.

I don't make that drive at that time but I'd guess 30-45 minutes depending on where on DI and assuming no uncommon issues. There are often issues on 526 though. Someone who makes that drive might be able to clarify.

It’s rare to run into traffic between Mt P and DI on 526. That’s going to be the easy part of the commute. The drive from Porchers Bluff, down 17S to Long Point is the part you’re going to have to learn to live with. Either way, it’s not a bad commute.

Or you can skip Long Point Road and just stay on 17 to 526. You’ll hit some lights and still be in traffic on 17 but avoid a lot of the stop and go on Long Point. Same for your reverse commute from DI.

Either route you will encounter delays, but you won’t be that far from DI living in Porchers Bluff.
If you want Mount Pleasant, but a shorter commute to DI, you may want to take a look at Belle Hall Plantation.
It’s almost at the end of Long Point Road and will put you right at the entrance of 526.

I took a look at Belle Hall Plantation and the prices seem a bit more than I can afford.

Belle Hall has several price points starting in the upper 300’s and goes up from there. Our son who needs quick access to the airport bought a home there. It works very well since he needs to commute on 526 daily. If you are looking for new construction, then there aren’t many and those are quite expensive.
