This is big news for some homeowners. Charleston County has announced that the preliminary flood maps are finally being implemented on 1/29/21. I have several clients whose property will be positively impacted by this. (changed from VE to AE) Some homeowners will be affected negatively but for most it will be a plus from what I've seen.

That's good news....the Velocity indication going away should lower premiums.

LH -- Do you happen to know what the status is on the new Dorchester county maps ?? They've been dragging their feet for years on this.

I thought that Dorchester County maps had already been updated. Berkeley County Maps were updated at least a year ago and I was under the impression that Dorchester was done at the same time or earlier.

I keep getting the run-around from some guy on the North Chas City Council about the new maps. My address is changing from AE to X......but it's been "pending" for 3 years now. I paid my Flood Insurance this year because you don't want to be without it. But I'm putting it out for bids before next season.

Try Lisa Sharrard at https://usfloodsolutions.com/. I know of no one more knowledgeable for SC flood insurance. She has helped me out with several difficult properties including my own. Don't wait until your flood insurance renews, she may be able to get it adjusted now if something isn't being calculated correctly. I actually had a client get a refund for 3 years worth of overpayments when we found out his flood policy was figured on the wrong elevation.

Let her know I sent you. Another client who just closed on Thursday is working with Lisa to have her write a "letter of map Amendment" which will take that property out of an AE and into an X zone. In that case it's because only part of the property is in an AE Zone but the part that the house sits on is not

I know quite a few people who's insurance is going to get dropped, this is very good news for a lot of folks and bad news for others. We have a home on Shem Creek that's never flooded, even during Hugo, and it was zoned as AE -10. It's moving into an X and saving over $500 per year!
