I would suspect that the majority of the lots in the Marnolia Woods section would be in an A flood zone which would result in a reatively low flood insurance premium of about $400 a year. However, you certainly would want to check the FEMA data base through an insurance company and get a quote based on any property you might consider purchasing. Seaside Farms has always been welll maintained.

The new Roper Hospital will be opening soon. It is a few minutes from Park West/Dunes West and about 8-10 minutes from Seaside Farms.

The new East Cooper Hospital has already opened.

The hospital is scheduled for completion in November 2010. It will have 85 inpatient beds.

We moved to seaside from Kansas about 5 months ago. We love the proximity to the beach and town center. Also the ability to avoid 17 by using rifle range road. We're in flood zone A, but be sure to check the individual property. Much of the cost depends on the elevation of living space above sea level. There's a good mix of retirees, empty nesters and young families. There are only a few 'second homes' that are vacant for part of the year. The HOA rules are pretty standard and should keep any homes from getting run down. The proximity to rifle range turned out to be a pleasant surprise we hadn't counted on.

Good luck.
