2 different views though. We are far from big party goer's or anything...I am quite content w/ a nice pub where I can watch a game or just hang out. We dont mind driving to go out to dinner.
Basically it comes down to this place or a condo in the ShadowMoss Plantation.
ShadowMoss is much closer to work, is 2 bedrooms vs 1, 500 sq feet bigger and about $150 a month cheaper.
Seabrook Isle is 1 bedroom, but stunning views, waterfront, just beautiful. How many chances does one get to live waterfront??
I am really torn here.....

Both are desirable communities and have many advantages, but since Shadowmoss is your other choice, I would probably go with that condo for several reasons:
1) proximity to St. Francis (15 minute drive with traffic, 10 minutes without)
2) larger living space
3) better price
4) closer to shopping and entertainment
If you were buying, Seabrook would probably be a better investment.... it is right on a marsh and has access to beaches on Seabrook and Kiawah (within 5 minutes). There are some good restaurants and grocery stores on both islands as well as on Johns Island. But it is quite a drive just to go to a movie, the mall, or to downtown Charleston.
Shadowmoss has golf, pool, and tennis and is a very nice and quiet subdivision. It is probably 25 minutes to the beach, but 10 minutes to shopping, restaurants, mall, etc. Both Ashley River Rd. (Hwy. 61) and Bees Ferry Rd. can be quite busy...most of the time, but especially during work commute time.
As for ages of residents, Seabrook is mostly middle age - retirement age...but we have church members with children who live out there too. Shadowmoss condos seems to have about the same age range (middle age-retirement age), but many young families live in the single-family homes all around the condos. I am a non-resident member of the pool at Shadowmoss and there are many young couples and families who go there, as well as to the tennis courts.
I hope this helps in your decision-making some. Good luck!

Thank You very much for time & insight. We greatly appreciate it!!
The one complaint that the residents there have is that they are next door to the Charleston County Landfill on Bees Ferry Rd. and the landfill is getting ready to expand towards Grand Oaks. It has been aired out in the newspaper quite a bit lately. (Of course, "the landfill was there for many years before the developers built Grand Oaks so they really don't have a right to complain" is the argument of many locals and local officials....) I don't know if this concerns you, but I think that now that the condo is in Grand Oaks instead of Shadowmoss, my personal choice would be Seabrook.
Hey, nice timing! You need to make the decision in one day & you just found out you were in the wrong spot! (kidding, a bit...)
So, which condo's in GOP? There are some new ones that are nice. The older ones, although still nice, are more like apartments to me.
I see no contest now, you aren't that much further from downtown in Seabrook than GOP & the traffic will be less.
