What is a realistic price per square foot right now for new construction with decent lights, fixtures, lanscaping, flooring, etc excluding the cost of the lot?

It depends on what area you are building. Building permits, etc... And if your not building a home at least 500K it would be hard to build here in most areas.

You can build for less than $100 a sq. ft. or you can spend over $200 a square. Costs vary greatly based on materials, heated/ unheated square footage and the complexity of the design. Talk to people and get the names of at least three licensed contractors with at least several years of experience and numerous references. Find a plan you like online and have them estimate it and then compare prices. This is how commercial projects are built. The good news is construction has slowed down so trade labor may be cheaper. Materials may have dropped as well due to less demand and higher inventories even though transportation costs are up.

I am building downtown which is probably higher given the regulations, but it is running about $175/sf ex land
