Land Hungry, But where or WHERE to buy??
 Good day fellow blogger's and fellow re-locator's
My husband and I currently live in Pembroke Pines, Florida about close to Ft. Lauderdale and Miami. We've begun to investigate other less congested, family friendly states to live in, and I have set my eyes on South Carolina. Trying to do legwork from far away is difficult and rely on much of what I can get my hands on, online. Our future idyllic life would look something like this: 3-5 acres of land, private but not creepy-scary, horses ok(for future), maybe a creek or lake on or bordering the property, low taxes, low-low-crime, friendly and diverse people, scenic, and peaceful. We've been looking at vacant lots online all over the state, and every one seems to offer unique and disitinct qualities. I would be so indebted to anyone out there who has already gone the NY-Miami -Somehwere in South Carolina route for their experiences and advice. The areas I've seen are around the Charleston area, like Reevesville, Moncks Corner, Jamestown, Pineville and Cross. I began investigating Greenville, but am open to any and all suggestions. I would like to find something while the land values are still just that, not overpriced and out of reach. Also.......if anyone has purchased "raw Land" and can offer some tips on things like getting water, sewerage, I would be very appreciative!

Hmm.....Well..for me personally, Cross creeps me out a little bit but I've really driven through it.
Have you thought about planning a special trip out? Make it a weekend type thing so you have a couple of days to ride through different areas and get a feel for them that way?
If you are looking at possible lake property, have you thought about Bonneau or Santee? They are further out but the land prices should still be reasonable out there.

look online and you'll see some listings for property in St.Stephens on Shivers Farm Ln. that you might be interested in, near hwy 52 and road Fortyone... it's a cpl miles out of Bonneau... I own a 3 acre lot there and two good friends of mine also own lots about the same size or larger... it's a future proposed neighborhood with a few covenants in place like no trailers or chicken farms... Lake Moultrie is within a cpl miles and it's real peaceful out there IMHO, backs up to the Francis Marion forest... I like the area but I might be selling my lot later on if I keep listening to Dave Ramsey... lol

Don't overlook John's Island, Wadmalaw, Rockville, etc. If you're going to be financing the purchase, the land -must- perk, so you'll definitely need to go through the trouble (or have the Sellers do so) to get the land inspected to determine water/septic, fairly early on. You'll also want to know if you're buying land in a planned subdivision, whether there's a mandatory build-time, mandatory elevation re: flood plains, or mandatory floorplan/construction types. Generally if you're looking at parcels larger than 3 acres, you shouldn't have too much trouble with covenants.
How much are you looking to spend per acre?

Hi there DJShymansky-Thanks for the tips, I really am a newbie at this , and your experience is certainly a step in the right direction. As far as what I can spend goes, not too much. You see, I'm actually trying to invest money my son was awarded in a small lawsuit. (He was hurt in school-they were negligent-BUT he is fine now!). However with an eye to the future, this could be a homestead for the family, retirement haven, who knows? My dream lot has 3-5 acres, is horse friendly, no restrictions like having to build upon immediately, so we can take our time and just enjoy having it. In an idyllic setting, mountain views, creek or water on the property would be like a fantasy come true.....<sigh>
I'm going to try to plan a trip up there maybe in Oct to check out as many possibilites as time permits between work and school for the kids allows. It's a beautiful state, so many areas with so much to offer its dizzying to choose. I chose Charleston as the launching pad for my search and am trying to move forward from there......

You won't find any mountains views in Charleston. Sounds like you need to look into the Greenville area and the areas around it....or maybe a college fund for your son.

I bought 10 acres of beautiful hilly land (with a creek) with breathtaking views of the mountains in SWVA a few years ago. I'm just holding onto it for now, but plan to build my dream log home on it in 5-10 years. My property is a little over an hour from Asheville and in between Kingsport and Bristol TN.....very reasonably priced! If you want more info., you can DM me. I know there is more available. I got A LOT more for my money than I could have here.

Well, thanks for your warm sincere interest in my son's future Luvsdabeach........ He does have a college fund, thanks again. I guess I set myself up for that one, but thats the beauty of being anonymous, I can feel slighted invisibly.......And you're right, I need to educate myself on the area so when someone such as yourself reads my posts I will be more qualified to know what is and isnt available..
