We picked Seaside primarily for location to beach and relatives. Wanted to stay around 400k which limited us a lot on DI. I liked Hamlin and wish Seaside had as many trees. I think the lots are bigger in seaside, but you'll notice the lack of trees like most newer sub divisions, and you might find the same 'manufactured' feel.

Seaside is all about location and priorities, but with that, comes compromises for us. Our feeling is that the homes on DI (that are in our price range, apples to apples are in general, nicer, the lawns and common areas are manicured nicer than Seaside. Seaside has a mix of brick, stucco, and some vinyl siding, the houses sort of reflect a random design and architecture on the outside while DI (in our price range) again around $400,000 is hardi plank and all or most of of the designs reflect a city neighboorhood feel, which is to us, pleasing, warm and inviting.
In our opinion, DI and Seaside are totally different. In a perfect world, we would prefer that DI be in the location of Seaside. DI is a way of life, it is a planned community, with alot of things to offer that we find attractive. On the downside DI is 15 miles to Isle of Palms (mapquest) about 30 minutes, and is also about 15 miles to the resturants on East Bay. DI also does not have a decent health club within 10 miles, huge priority for us. Also, everyday grocery shopping on DI is Publix, which is the most expensive grocery store to shop here (our opionion).
We are currently residents of the Charleston area. Two years ago, we moved here from the Boston area. At the time, we were coming from a 4,000sq. ft. brick home in a 50 home neighboorhood where all the homes were custom built. We did not have the amenities that almost every neighboorhood has here, which includes a neighboorhood pool. We looked at DI, and maybe because of where we were coming from at the time, we felt it wasn't for us. We felt the lots were too small, in general, the houses were 1,800 to 2,000sq. ft. and we thought that was a big leap down from what we were coming. Also, there were no brick homes, and, we thought at the time that we would want our own pool, and that was not doable on DI. We were not shown Seaside by our real estate agent, and she had steered us away from MT. Pleasant mainly because we could get more for our money furthur out.
So, now, fast forward 2 years, we have realized that our like and dislikes have evolved, and our priorities have changed.We have really gotten to know and appreciate all the things that Charleston has to offer. We love the beach, we love the feel of downtown, and want to be in a position of being able to be more spontanious with our decision to go to the beach or dinner,or go for a drink on Shem Creek and watch the dolphins play and the shrimp boats come in and out. At the same time, we want to be close to the shopping and convienience of Mt. Pleasant. This is why we have decided that Seaside is probably right for us, although it means a compromise to the style of house and neighboorhood we are accustomed to. We currently live in a gated, beautiful golf course community in North Charleston on the Summerville line. It is an oasis of homes in North Charleston that average $500K to $600K with homes currently on the market up to $2.5mil. Very nice neighboorhood, but surrounded by a whole slew of neighboorhoods that average home prices are at $150K.
Bottom line is that we probably would never have considered Seaside until now, knowing that location and convienience have taken over as priorities for us, and style of neighboorhood and house have taken a backseat at this stage of our lives. I guess I am saying, "been there, done that". The only other place we would consider in our targeted price range is Hamlin Plantation, again because of location. It would be a furthur compromise of distance but we could live with being under 10 miles to the beach rather than 6 miles to the beach if we had to.

Definitely Seaside Farms. Don't even get me started on why not Daniel Island, but here is why Seaside Farms -walk to Piggly Wiggly, Target, restaurants on Isle of Palms Connector, 5 minutes from the beach by car, bike to the beach, 3 minutes from Wando High School, bike to Mount Pleasant Town Center, two new schools being built in the area, nice friendly people, not ever needing to drive on Hwy 17, diversity, there are 3 pools at Seaside depending on where you buy, restaurants near-by. I lived in Seaside Farms for a year and loved it. Can you pick from large expensive homes on the marsh, condos, townhouses in Marais and smaller more affordable homes in Seaside Farm in Mount Pleasant. Check out rehava.com if you need to buy a house, they offer 50% of their commission back at closing to buyers. Good Luck!

I agree with CharlestonEvents that Seaside Farms should give you more convenient access to shopping, restaurants and recreational facilities in comparison to living on Daniel Island. That being said, it is but a short drive from Daniel Island to Mt. Pleasant shopping and attractions and the life style and attractiveness of Daniel Island may appeal to many considering moving to the Charleston area. With regards to real estate companies in the Charleston area, there are many from which to choose and hundreds of full and part time Realtors. In my opinion, your selection of a Realtor to represent your interest in the purchase or sale of a home is just as important as the company for which they work. I would highly recommend to anyone consider purchasing a home in the Charleston area, that they question any Realtor with whom they are considering working about the number of homes they have sold as a "Buyers Agent" in the geographical area in which you are considering purchasing. In my opinion, using an experienced Realtor who has an in depth knowledge of their selling territory, has represented a large number of buyers over the past few years and has extensive knowledge of the contracts, addendums and issues involved in a real estate transaction is "worth their weight in gold."
