Default Condos in Mt. Pleasant

I was thinking of purchasing a condo in Mt. Pleasant as a vacation home, I have family there and in other areas of Charleston.

I found Park West and Southampton Point on-line, one bedroom in Park West was $112,000 vs. $150,000 in Southampton. I wanted to know which gated condo communities are best in Mt. Pleasant, and wanted to get an idea of the property tax rates ((I'm on SSDI, permanent disability), maintenance fees, if renting the unit is allowed, etc. I haven't decided whether I want a one or two bedroom.

Does anyone know how much the Mt. Pleasant condos sold for before the real estate downturn vs. what they are worth today? I was looking for short sales in Mt. Pleasant, and it doesn't seem like there are any, it's just the opposite in California, I was there during spring 2008, and there were many pre-foreclosure properties on the market.

In addition, I was wondering if the pools in these condos are heated, and if not, what months are warm enough to go swimming, and are the condo pools open all year?

One more thing, how is the rental market in Mt. Pleasant, in case I am allowed to rent and decide to have a tenant in the condo part of the year?

I know in Madison@Park West, you are allowed to rent out the unit. The Regime fee's ($221 a month)which cover maintenience, amenities, exterior insurance. The pool is not heated and I have visited several condo's and have yet to find a heated pool. It can be warm here, I have layed out at the pool and beach in January, but the water will be cold. I believe the pool would be open year round in both communitites. Park West (madison) is almost sold out that is why they have "close-out" prices and incentives right now.
Southhampton is closer to down town maybe thats why higher priced. The regime fee is $268 and beleive the are all re-sale.

By the way, rental market is good in Mount Pleasant and with the two new hospitals going up..only going to get better.
