Default Kiawah Island

Can anyone tell us how real estate is "fairing" in this market? We are looking to purchase a second home/condo and would like to know if the Kiawah's market has taken a "hit" like the rest of the nation. Thanks.
Aslo, we are interested in a island golf/club membership to the Kiawah Island Club. We're told memberships can be purchased for golf privileges on all courses, public and private. Is this true?

Kiawah's market does not get effected as much as the rest of the area, or country, for that matter. That is partley due to it being a resort in very good standing.

The real estate numbers are running about the same as last October. They always fluctuate in the Spring & Summer as is the case in most summer resort areas.

Avg $ per Sq Ft, Days on Market, Sold Price to List Price are all about the same. The number of inventory is actually lower than the spring, but the 'Months of Inventory' was the greatest increase.

In short; prices still holding, not as many selling.

As far as the golf, I can hook you up with a pro there that can give you the straight scoop, but here is what I remember.

Membership is about $7,500 per year for the basic Five courses (if you have the game to call the Ocean course basic). You get 150 rounds at about $35 per round except for Ocean which has a premium of $100 or so. To get your monies worth on that, play on a windy day...

I think $500 more gets you tennis. Kiawah was voted the #1 resort for tennis last year.

The 2 private clubs Cassique & River are pretty selective. You need to be a property owner and last time I looked the initiation fee was $135K. I'm not sure what the yearly is, but I can get it.
The good news is that both courses are included in that.

Thanks, everyone for the feedback. We are familiar with Kiawah and have been "vacationers" there for many years. Such a beautiful place and know the real estate is expensive and holding it's own. As for the golf- Does the private memberships include access the the Kiawah Island Beach Club? We've had passes to it before when we visit and love the pool/rest. of that facitily, vs. the public pools. The "member club pool" is OK, but like the less crowded atmosphere of the beach club. I don't think we need a private membership to Cassique or the River Club for golf purposes, since we'd only be there about 6 weeks of the year and not worth the initiation fee or the wait list we'd probably have to jump through hoops through, to even get a membership. But we are interested in the rest of the Island golf, love the Ocean course and have played it many times, and wondering if a swim membership can be purchased for the privet Beach Club. Tennis would probably be worth the estra $500 as well. Thanks again and if any more of this info is known, a reply greatly appreciated!

I called Kim, the manager and asked. Sorry, but the Beach Club pool, the two courses, the four private tennis courts and the spa all go together.

There's a reason why that pool isn't too crowded!

Ah, of course! Well, as mentioned, $135,000 initiation is not worth it for the time we will spend on the island. Thank you so much. I wish we would have been able to afford one of the "turtle beach" houses (the Cape Cod looking area with the white picket fences). We looked at one 10+ years ago that was 600,000. We were trying to convince 2 other couples to buy in a "joint venture" and they were too chicken. Now they are double that, it appears. We're ALL kicking ourselves! Jim, thanks for the info. I appreciate it. We'll keep a watch on things and are hoping to get to Kiawah next summer. We havn't been for 3 years now and miss it! Thank Care.

Man, that 'coulda - shoulda' retrospective view sure can hurt. That is my overall favorite place on the island. I always drive through after I play the little par 3. One on an inside lot is 2 million & one that looks over the par 3 is 4 million.

Still talking to those other couples? See you next summer!

We took a weekend trip to visit family so sorry for the late reply. ANd thank you, once again, for the info. Yes, we are all still very good friends but we NEVER let them "live it down" and raz them often about not buying when we suggested. We were looking at the "cottage homes" that all have a similar look, not the single family on the ocean side. Are those cottage homes that expensive as well? One we almost bought was on atlantic beach ct. and had a common "courtyard type" area in the back of several homes backing to each other with a gazebo. And you are correct, one of our favorite areas of the island as well and so "tucked back in", it's as if you are in a little New England village.

We'll look forward to coming to Kiawah again and if we decide to do a little "home shooping", I see you are a realtor, so we will contact you. Thanks again.

Yes, they are both in the Village at Turtle Beach.

24 Atlantic Beach Ct; is on the corner so it's just a bit bigger at 2500sf, but definitely one of the white picket fence homes.
It was bought brand new in 1990 for $360K.
Listed today at $1,875,000.

Also #29, sold new in 1991 for $387K,
then it sold again in 1997 for $590K,
and sold again last December for $1,212,500.

but I think they put in a new sink at that one...
