There are areas in every city/town that you would want to stay away from, including parts of North Charleston.
The 'keep away from N.Chas' mindset is from it's reputation years past. Areas close to 'the neck', Cosgrove Av, Remount Rd, parts of Rivers Av not so good. Park Circle area is re-vitalizing. Some areas of Ortanto are o.k. Lots of apartments buildings there can have negative affects. Areas off Ashley Phospate Rd can be good. Subdivisions off Dorchester Rd, in Dorchester Cty area about the best.
There are many young families moving into Wagener Terrace,Hampton Park area downtown. Its walkable
to parks and eats. The area is still in transistion. Not well versed in schools, may want to explore magnets.
In west ashley, there are many transplants in s.windermere,byrnes downs,avondale. Also older but not ancient homes.All walkable to greenway,shopping,coffee and dining.

this^^^ it's still somewhat affordable; racially mixed but rapidly gentrifying; houses are usually from 1920s/30s--lots of craftsman style.
lots of families out walking, at parks. more restaurants coming in. ten minutes drive or bike downtown. and there's still lots of off street parking!
parks are hopping; schools are getting better. you sound like you aren't the suburban type, you might want to look at wagener terrace and north central (often called "hampton park" somewhat generically).
