Default Landscaping cost

I know this is a very difficult question to answer - we're looking at a house (Summerville) that has not been landscaped, and no irrigation system. The lot is just shy of an acre (.9 acre) to be exact. There are a few pine trees to work around, but just basic landscape -- grass, sprinkler system, and beds around the house.

Anyone have a general idea how much landscaping runs here -- since we're so new to the area -- have no idea, and do not own the house yet to get bids -- so we're trying to back the cost of landscaping out of the price of the house.

Again I know pretty hard to determine, but thought maybe a few of you had just recently had work done, and could let me know the cost.

Contact a couple of local landscapers they should come out take a look and give you an estimate even though you don't own the house.
