Default Sanctuary Cove/Old Rice Retreat HOA's

Hey everyone...question here. We live in Sanctuary Cove and are subject to the same the HOA management as the other communities and I have a question. What are our dues going to? We have about 30 houses right now, but no pool, common areas, etc...There is literally nothing being done, but yet we are still paying high monthly HOA dues. It seems to me that the initial homeowners are basically paying for the amenities that were promised when we bought the house. We were even told that those amenities wouldn't be installed until more people moved into the neighborhood.

What shocked me further was that the budget for Sanctuary Cove included expenses for sewer/water, electricity, printing, postage, supplies, etc...
How are we paying for this stuff? We pay sewer/water every month...who's sewer/water are we paying for?

Arggghhh!!

Kev - we are on the other side, Old Rice Retreat and this is how our breakdown goes:

$425 Annual goes to Cane Bay, for road upkeep, maintainance etc...
$100 Annual goes to Old Rice Ret, for things like upkeep, pool, etc...

I think the $425 part is pricey, but, in Cane Bay there's a ton of upkeep, so I'm OK with it

The other $100 is relatively cheap considering no pool dues. When we lived in Crowfield I think we paid like $300??? Someone correct me if i'm wrong on that $ amount. In addition though, you had to acquire pool passes, $65 Annual??

How much are you guys paying over there?? Remember to deduct $425 from the total as it goes elsewhere's...

Also, I know San Cove is a lot newer than O.R.R. We just this past year got the pool in, it does take time... Keep your fingers crossed...

What I want more than anything is for them to start the Publix!!

Crowfield just went up to 304.00. It was 277.00 last year. The pools are additional but I can't remember as we do not use them.

Thanks pokr - ours is opposite of yours. Most of our dues go to the sanctuary cove HOA, not Cane Bay's. Kind of unusual...I guess my chief complaint should be with First Coast for not having any of their amenities built yet. I realize it takes time, but I don't think initial homeowners in the development should be told something and it not be done b/c there aren't enough people to warrant the money being spent.

Kev - ask for a breakdown of the dues. Find out whats going where. Our HOA to my knowledge is still being run by the development company. I think they either elected members or are going to soon, at least when that happens it will take the power away from them and shift it to the homeowners.
