Shabby Chic, perhaps? I would say Folly is your typical beach town with beach cottages and homes...nothing pretentious, just "beachy", where IOP is made up of beach "McMansions"....beach estates. People who go to Folly go to let their hair down and be laid back and comfortable where people who go to IOP still want to host dinner parties and be surrounded by luxury and life's finery while on vacation. Just a generalization, of course....but that about sums up the difference.

What I meant by old-timey was that it reminds me of some 50's beach vacations I took with my parents many, many yrs ago. Very little commercialization, small roads with lots of smaller, older cottages. And toward the northern end of the island, it even almost gets remote. Very quaint. It's just a whole different "look" and "feel" from IOP and Sullivan's.

Folly is definitely not pretentious; but neither is IOP or Sullivans. Lots of older places there too. The only difference is the attractive landscaping in the Wild Dunes area, I think.
"Luxury and life's finery.. and hosting dinner parties"??? Good grief, girl! Who does that on vacations? If you think IOP is that, you obviously haven't rented there. There might be a minor few McMansions, but for the most part, the rest are older, "normal rentals".. (which btw.. rent for about the same amount as anything on Sullivan's or Folly).

Not a question of pretentiousness; real question is sustainability.
Barrier Islands move, and anyone who constructs anyrhing expensive on them is just setting themselves up to be the butt of a joke.

As much as I've loved W/D's *landscaping* (as a past tourist) with all the big old live oaks and azaleas and flowers; It would be stupidity to jump in to become an owner of any of that property nowadays.. especially the oceanfront area's that are going to be paying thru the nose for that beach renourishment project. They are going to have a hard time selling both now and down the road, imo. But there's suckers born every moment..

As far as actual beaches go, there really isn't that much difference in the beaches all up and down the east coast until you get down into the panhandle of Florida area. They basically are all similar.
The differences many of us were discussing here, were mainly concerning the aesthetics of the beach's rental areas, the entertainment provided, and in general, the ambience of the area.

On this we have to disagree.
The beaches along the East coast vary drastically.....
Maine and the rest of the New England States have pebbles or very coarse sand...
The sand gets finer as you go south along the Mid Atlantic areas and is extremely fine on the Southern end of Florida..
Properties are all the same along the way with the exception of the HVAC systems versus windows that open.....

You are correct. I should have quantified it, referring to the Mid-Atlantic east coast. Or maybe in reference to the color of the ocean.. I was actually surprised to see boulders on the beach in one area of Sullivan's island. They must have brought them in. Surely not a natural phenomenom there. Or left over from jetties? i don't like big rocks on my beach...
