Need recommendations/quotes from a non-commercial builder
We've found a lot we're interested in, but not sure if we can afford to build on it after paying for the lot.
We need recommendations for local contractors that are dependable and can give customer references. We need to get a quote on a two story 2100sf shot-gun Charleston style with a semi-wrap porch.

I have a friend who builds for a company that does some things in Ion and other places like that, but he also does specs on the side.

The lot is in an older (well, mid 90's) subdivision off Rifle Range near the Seaside area in Mt Pleasant.. lot price is $120K/ .31 acres.. The houses in this subdivision are around 2500 sq ft and the two for sale are listed at 398k and 400k.
If he's interested in quoting and looking at the lot, have him email me and give your name (say OTC gave me your name). I'm slowly working up a "finishing sheet" on the finishing details, and although we haven't purchased the actual plans, waiting to find the right lot first, we have the drawings, floor plans, dimensions, etc to email to at least see if it's feasible.
We can go no higher than $125sq ft. We aren't talking italian tiling or brazilian wood floors.. Most of our luxuries are in porches, french doors and lots of windows.. and hopefully granite countertops, but that can wait. Standard everything else. We'd like to get moved in at 350K. (sans garage)
It's gonna be tight.. but I know it can be done.

We've been in touch several times thru email and are in discussions.. At least it's a start in the right direction.
I regret not having a cell phone anymore.. We gave them up after it cost us more than the amt of time we used them.. and my son forgets to "end" his conversations and loses all his minutes.. argh! so I am phone-less until the beginning of the month.
But, yes, we're in touch and I thank you so much for your help.

If you are willing to do your homework you can actually get the house built for $100 and under a sq. foot....we are building ourselves and have found quailty contractors. It can be done...just be willing to get at least 3 quotes for everything. I think that it is a great time to build.

I don't doubt that at all. We've had several homes built and I've loved the daily visits and supervising the project. If you know the building process and what the heck you're doing.. AND live there to supervise it all, it must be a wonderful experience.
I would love to do that, but it's just not feasible at this time.
