Communities below Rt 17
If a community is below rt 17 (closer to the ocean) does that have any effect on flood insurance? In fact, does flooding happen more in that area? Is there anything to watch out for when choosing a community above or below 17?

Given the amount of water here and how low much of the land is; you really can't draw a clear line like that.

Typically the closer you are to the ocean the higher the flood insurance....

Higher flood insurance? Not always. Wind & Hail though....yes. Hwy 17 is the brightline (at least in Mt. Pleasant).
