Help me pick a neighborhood in Mount Pleasant
We have found two houses in Mount Pleasant.
One is in the enclave at Longpoint. The other is in Hibben in Belle Hall. The Hibben house is more expensive and would require some work, but both houses are in our "range".
Can any realtors here chime in with their comments on the two developments with an eye towards value, livability, and resale....especially the potential for resale.
We would work and live in Mount Pleasant, but my job has me traveling quite a bit.

The Enclave in the Longpoint area is a "John Wieland" development, as opposed to Hibben in Belle Hall which is composed of custom builders. John Wieland is one of my favorite "tract" builders, but I don't think that the overall quality of the homes in The Enclave can compete with those in Hibben. The amenities in Belle Hall are also in my opinion nicer than those found in The Enclave. For these reasons alone, I feel that even though the Hibben home may be somewhat more expensive than the one in The Enclave and may require more work, if the floor plan is livable, the lot nice and the quality of the home superior to the one in The Enclave, I would lean towards the one in Hibben in terms of potential appreciation and possibly value dependent on what you would be paying for the home and the amount of work that it may need.

I agree with the custom vs. weiland homes statement. I'm a fan of older neighborhoods personally though, brick homes on larger lots, etc., so I'd lean more towards Longpoint myself. That said, there are at least 5 short sales in Hibben alone (could be a sticking point as well). If you can manage to get one of those at a decent price though, then you have the potential to be in a great position down the road, especially if future Buyers can close out the short sale surplus in that subsection.

The Enclave is an entirely different community/subdivision than the older Longpoint Subdivision adjacent to Longpoint Road where you have a mixture of lower end homes and upper end custom homes on larger lots than found in The Enclave. Unfortunately the mls does not distinguish between the original Longpoint where I live and The Enclave, a John Wieland Community, so it can be deceiving/confusing to those non Realtors searching the public mls.

Thank you for the reply. That was our impressions of Hibben, but wanted to get some more "support". We have been waiting for a bank response to our S.S. there for 3 months. Technically our contract "expired" and still no answer. It's been frustrating for all parties! So we started to look around at the Enclave.

might want to check on the amenity package in Hibben...rumor has it the pool and clubhouse that was planned was scrapped and the homeowners are boiling mad about it

Belle Hall has a pool and clubhouse, 2 pools actually. It is very nice. My in-laws live in Hibben. Are you aluding to the fact that Hibben was going to get their own pool like Rice Bay and seperate club house?

PARK WEST is by far the neighborhood with the most amenities, greatest housing diversity, closest to the best schools, shopping, parks, and pools. Although that wasn't one that you mentioned, I thought I'd throw it into the ring, for you, or other new residents, to consider. We moved here last year and couldn't be happier with our choice of neighborhood.
