We are thinking of buying a house in The Village subdivision. Are the houses well-built? What is the traffic like (seems a long way to get to 41), Is the airport noise bothersome? What are the good/bad points?
I have listed and sold homes in the Village section of Park West and have heard nothing but good things about that subsection. The community gives you very much of a "Charleston feel" and is well maintained. I prefer the homes backing to the pond rather than the airport, although I don't think that the homes are affected to any degree from air traffic noise any more than many other Park West subsections such as Masonborough where you have upper end homes. It is located a little towards the rear of Park West, so it is further from highway 41 than many of the other Park West communities although only by a few minutes. You should be able to purchase a home for what they were selling for a few years ago. The one car detached garages may be considered a negative by some potential buyers.

Okay as a Resident of Park West I can say the "airport" causes no noise issues. The Villages are Centex built. I live in a Centex townhouse-Overall good construction. Traffic is also non-issue.
Negatives: There are a lot of renters in the Villages. Also the bugs are bad at times especially on the road near the water. Far from the amenities (pool) but you have your own play park.
Thanks for your replies. I decided against it after going back to the property and doing more research. It's amazing to me that people are still asking $75K over what they paid 5 years ago, with no updates or improvements. I know location is important, but to spend that kind of money and still have to do work is insane. It's been very frustrating trying to find a well built and maintained house in this area. It just goes to show that greed lives on in this economy.
You want to keep in mind that most sellers are negotiable in their price. Two of the last 4 homes in The Village section that sold recently, in which the past owner had owned for the past 5+ years, sold at the original purchase price and $15,000 over the cost of the home, a far cry from $75,000. One home that I sold did net the owner $45,000, before sales commission and seller closing costs, but the owner had invested a good bit of money in the home and it was in immaculate condition. I would suggest that you not put too much emphasis on the list price of a home, but rather look at recent home sales in the neighborhood.
