I always ask first: Where are you coming from?
And: Where will you be commuting for work?
The answers to those 2 questions signicantly determine the
answers to all of yours. The first one tells what you might
expect to find here, based on where you've previously lived
(and believe me, that can be a lot different from many places!!
)
The second tells where you probably should live, so as not to
be mired in traffic any more than you have to or for a good portion
of your day. Traffic is an issue here pretty much no matter where
you live, if you have to commute to Charlotte from almost any
direction at, well, peak traffic times. Basically, with the other 9 to 5ers.
Most of the responses you will get here will promote the south side of Charlotte for your requests.
I live, work and play on the north side of the city, near Lake Norman, so I am partial to this area.
We do have it all right here, with the bonus of the ability to recreate on the lake.
- good public schools: You have many options here in North Mecklenburg and Southern Iredell counties.
If you stay in Mecklenburg County...the majority desires the schools on the west side of I77.
Cornelius, Davidson elementary...Bailey Middle, brand new Hough High...just opening this August.
If you go up 77 another 2.2 miles, you are in Iredell County.
Again, great schools! Half the taxes of Mecklenburg, if you
live in the county only jurisdictions. Taxes on a 200K valued house are about $1000 a year!!
(That's usually good, no matter
where you're coming from!!) If you get into Mooresville's city jurisdiction,
then the award-winning Mooresville Graded School District are your schools and your taxes go up,
but are still less then Charlotte's surrounding town and county taxes combined.
- affordable cost of living (housing): This comes back to the first question I asked back to you.
Where are you coming from? That directly affects what your expectation is of "affordable."
People from California and areas of NY and NJ think they died and went to heaven when they
come here because the price per square foot of a comparable home is so much less.
What size home are you looking for and what do you expect to pay?
Answering those questions will be helpful to discover if your expectations can be met for a home.
- shopping (have all major brand stores): Not an issue here. Everything is here.
- not too bad traffic problems (commute): Need to know where you've got to go and
what time...because it depends.
- low property taxes: done!
