I saw that in today's paper. They're some great graphics in the print edition. Very interesting topic. I think most people expect that some of the hot areas will only become less and less affordable (like Union county). The article noted South Carolina will probably be the next "great frontier". I think people who live in York county probably think it already is; they way its growing so much. But it will be interesting to see how places like York and Lancaster counties develope. It appears South Carolina is taking proactive steps to insure they remain an affordable place to own a home. I can see those areas really booming in the next few years.

How often do they reassess property values? Ours is still assessed at about half of what we could sell it for and we are just waiting for it to go up based on that alone.

Good thing I am going back to work next year.

By law, counties in SC must reassess once every 5 years. By law, property re-evaluation must not exceed 15% of the original valuation. In this way the tax law favors existing residents placing more burden on new construction or resale almost assuring that your existing tax liability will be lower or at the very least not in line with your actual property value upon re-assessment.

I think tax equalization is inevitable. I'm also not sure that there's ever been any real savings to to living in Union County. Once you take into account drive times, travel expense etc, it all comes out in the wash. That being said, I'll never live in Meck County again if for nothing else the schools alone. I also love the more rural and country feel of Union County. It's God's country!
