Hi I was wondering if there is such a thing as a parcel of land(1 acre or under)for $20,000 or less.The areas I'm interested in is the Lake Norman area and the counties that surround it.I know LKN has become very expensive over the past few years but maybe the Troutman area of Iredell or Lincoln or Catawba counties.We want to invest in land now to build on in the next few years.Thanks for any input
If your seeking a single parcel, you're price is low ball...I buy/develop/build in Iredell, etc and can tell you that most of the parcels in your quoted price are undesirable, unbuildable(because of perc), or will require site work that will add cost prior to building which equates to a higher price...the going rate for a decent parcel is more like 25-35K being conservative...most large tracts have been subdivided and the Development Standards change almost every friggin' day, it seemsLOL and roads, sidewalks, curbs and gutterrs cost us developers BIG money...Iredell County taxes quality land at around $25K+ today...and most small parcels are long since sold, built or not zoned properly...if you have any Q's I'd be gald to answer, but set your price range a little higher...there are no more steals in this area, as the building has been going on for nearly 15 years since Duke sold off LKN Iredell properties and got this ball rolling...Best of luck.
