1 Master suite and 2 small bedrooms? Considering the area--Lake Norman, by the water--I don't think the target buyer population would be affected all that much. So, would you buy 2 large Master Suites with 2 Master bathrooms, or 1 MB/Mba and 2 small BR with full bath for resale?

Definitely 1MB/Mba and 2 small BR with full bath. I honestly wouldn't understand why someone would want 2 Master suites.

2 masters is actually very popular and they tend to sell quickly.

Young couple no kids, single professional, retired couple, or 2 room mates?? You have to consider the area as well, it's lake living.

Honestly, I'm not sure myself, thus the question. I think I could justify either, but I hope someone can convince me one way or the other. Personally, I think I'd like the 2 Master option for us, but not sure about resale.

What have been other Realtors experience?

I believe 1 MBR and 2 small would be better for resell in a certain market. But I tend to buy a house to live in, and just avoid big reseller mistakes.. (which I always thought was a house with only 2 bedrooms)

Home is 1731sqft.

Master 1 is 11'8 x 17'

Master 2 is 21'4 x 11'4

If smaller br's

br 2 would be 9'11 x 12'6
br 3 would be 11'0 x 10'2


I've been looking at other 2 bedroom townhomes in the area, and I can't believe 8 and 900 sqft are going for almost $300,000!! You gotta be freakin' desperate to live on the water for that!
