Hi All,

My wife, 9 yr old son, and I are driving into Davidson (town not the county) this weekend and wanted to get some advice on the best subdivisions.
Our criteria:
-Can spend up to 350-375k.
-Don't want properties too close to each other but don't need a 1/2 of acre either.
-Community pool.
-Charming homes but not out of date charm.
-Family friendly.
-Side walks

Any suggestions are greatly appreciated.

I don't have any direct knowledge about Davidson but as you get ideas you might want to poke around 28036*::*Real Mecklenburg*:: Realmeck.com to get an idea of sales and recent property re-evaluations.

If a neighborhood is going up in tax value it might be a sign of health and also give you an idea of how much taxes will be changing come June.

check out river run. that is a well established neighborhood and highly regarded.

I think all the tax values in Davidson will have gone up with the recent Mecklenburg taz revals.

Not sure how up to date the real estate listings will be, but here's a link to a resource from the Charlotte Observer.
Search the 2011 property tax values for Mecklenburg County - CharlotteObserver.com

The ones I looked at had gone up by between 30 and 40%!
For a newcomer I guess it depends what sort of taxes they are used to paying.

River Run is a very nice golf course development and you should check it out. I think you will find only a few homes listed under $400k.

Hard to get into River Run for less than $400K.

New Neighborhood in Old Davidson is a nice neighborhood and prices have come down a lot; however, no neighborhood pool. Bradford has some nice homes but again, no pool, and has the power towers running through it.
