Hi all!

I have been looking at new homes, full brick within 400K in South Charlotte/ballantyne area or Union county, preferably closer to uptown Charlotte . Trying to avoid gng as far as Marvin/Waxhaw. Finding new homes inside I485 is impossible so we are looking outside of it but not as far as LFP too.
We were looking at Ballanmoor by Pulte and James custom homes.
I have been working with my RE agt but would like your opinions.
Any suggestions on which communities I should look for?

Some homes in our community were built by James Custom Homes. 4-sided brick, 3 car side load garage. I haven't heard any neighbors voice any major complaints.

JCH is good I have heard. But they are asking for 30-40K premium for just their plots, because they are bigger in size. We are looking at LFP , PF and Ballanmoor. Any suggestions on how to negotiate with the builders?

Negotiation is generally based on supply and demand. When we bought in late 2008, the housing market had started to collapse and the builder had approx. 10 contracts cancelled. We made a low-ball offer that even our agent thought the builder wouldn't take (the agent had dealt with the builder multiple times prior) and the builder accepted it.

Now, they are still building in our neighborhood and houses are selling like crazy (350-400K) and I hear the builder is offering very few incentives. They do have a couple inventory homes, so I'll be interested to see what they sell for relative to asking price.

Also, keep in mind LOCATION - some areas are still selling new construction homes rapidly (Ballantyne/Blakeney - especially along Wade Ardrey Rd, near Ballanmoor), as there is very few lots left for construction and the schools are highly desirable. Other slower growth areas may provide better opportunities to negotiate with the builders. Good luck!
