We have a buyers agent and she is definitely looking out for our best interest. She is great. We have been dealing with her about a year and most of the time not even serious about moving and she still took us around everywhere. When we finally decided we were ready last week to go down and put money down, she was there and fought to get us money off a new construction. She will also be with us when we pick out our options and she said anything we will need when we are up in NY she will take care of including taking pictures of the progress and sending them to us, etc. A friend of mine used her and he bought an older house. She did everything for him while he was in NY and she was down there. They even had an issue when the inspector came through and there were a couple of raccoons in the crawl space. The agent sent her husband in there to get them out. She has been great this whole time, not pressuring us for anything and making sure we were ready to make the next step. I am so happy we chose her.

I wouldn't use anyone who does anything on the side. Would you use a doctor or a lawyer who does surgery or law on the side? If you can't find a full time agent you like working with you would be better going it on your own. What kind of representation can you get from someone who is working a full time job and has to wait until he/she is off from his full time job to handle your problem.

It doesn't matter if they are licensed and experienced. The training is the same whether you are full or parttime as are the requirements for licensing. And, I got much BETTER representation from him because is office is 100 feet from mine. I didn't have to drive tho his office, fax stuff back and forth and all that stuff as much as most people do or wait on him to call me back, etc. Even when he was out of town for two days he was still in contact. He also has an MBA in business and is a CPA. Several people have used him here and noone has any complaints about him. Most people do start out doing real estate as a side gig too. Maybe not everyone, but a lot do.

We just bought a house in Harrisburg (dancing with joy) and our Agent was/is fantastic. He really jumped through hoops for us. My husband use to work with him in sales and says he is the most honest guy he knows. If you would like his name and number you can pm me.

Good Luck! Buying can be such a stressful time especially with the few bad eggs that ruin it for everyone!

I own a real estate company and am a licensed Realtor and will tell you quickly that most of us who are successfull do not brag about being Realtors. Unfortunately, most are clueless to real estate as a whole and I have found that the larger companies put their newer and/or weaker agents on buyers. I only work with buyers/investors and developers so I would suggest finding someone like myself who does not list property and will find you the best deal for you money and criteria not just show their brokerage listings.

My lender here in Florida has an office in North Carolina and I know some people there. If you are ready to buy let my know if I can help you. I can get you with buyer/investor specialist that can help you and I may even have some properties there depending on your criteria.

Best of luck!
Terry

I originally was trying to get a home in the Greenville/Spartanburg area but my agent then was acting like a seller's agent pushing badly priced homes or sounding like the seller's agents arguments on houses I wanted to put in an offer on. Since he talked me out of every house I wanted I said to hell with it and him and the area then 30 minutes after I tell him Im looking elsewhere he comes back with a different story about how such and such seller's agent called him with a totally different take on things- basically wanting to get an offer.
I'm guessing he wanted me to put in the highest possible offer so he could make the best commission.
I have family in the business so I know everyone isn't sleazy or incompetent or whatever it is but wth is the deal with finding a good BUYER'S agent? I'm totally disgusted.

Now I feel strange about putting anymore offers out there without getting my earnest money back. I'm guessing I'm going to have to call my agent's Broker and complain then call the NC Realtors board just to get these jerks to give me my damn money back. Is this common?
This is one reason why people have been spending money on that relocation coordinator specialist here in NC, it seems the realtors and companies kiss his rear end due to all the business he brings. Remax, Prudential, and caldwell are the big boys but at the same time they don't give a hoot about their customers.

I cannot put his info up on here due to rules so if anybody wants PM me and I'll get it to you, I just saw on his site he is still running the Internet special. We do a lot of talking about him over on the Winston-Salem and Greensboro page on this forum. I believe he covers the Charlotte area as well.

Your situation might be the exception to the rule since you work in the same office as him it worked well for you. The only problem is most people don't work in the same office as their part time representation. And it seems to me unless he/she owns the business working part time on the company clock and using faxes, and phones is just not ethical to me. But thats another whole issue that I'm not looking to beat up here or debate. I still would want a full time agent handling my transaction that would be available on my schedule for home inspections, walk throughs, etc. Not when he/she can get away from his real job. As far as the licensing issue vs experience. I think experience is more important since an experienced agent who knows how to deal with builders agents, lawyers, and home inspectors is more valuable to me then a trained and licensed part timer who just does a few vacation money transactions a year. Again, if it worked for you great but sooner or later using a part timer a situation will occur that the person will have to make a decision how he/she is going to do his full time job and be where ever you need him at that critical moment in time you need him/her. Just my opinion.

My mom and brother are both realtors in California. And they are great very hard working realtors. My mom is probably the best realtor out there and always, always looks out for her buyers best interest. The reason some realtors get full commission is because they work for it. I personally wouldn't want a realtor that cuts commission because as the old saying goes, you get what you pay for. Not only that, but as a buyer you don't even pay commission. It comes from the seller. My mother has worked for 30 years in real estate and is the President of the Women Council of Realtors. She was given a referral for an agent in NC for us that ended up being horrible. You can't lump people into one category. There are good and bad in every field. My mom found us a second realtor who was absolutely incredible. So if anyone needs a referral you can pm me. I am incredibly picky about my realtor since I grew up with the best. Not everyone is out to get all they can for themselves in California and I'm sure that's the same here.
