I'm close friends with a reputable roofer and he has been doing some hail damaged roof replacements lately. He showed me some pictures today!
He told me that even small hail can cause bad damage because it knocks the grit off the asphalt and leaves the asphalt paper susceptible to UV damage. According to him, the grit is only there to reflect sunlight and prevent photo-degradation of the underlying waterproof layer... Once that grit is knocked off it's only a matter of time before leaks develop. He said the insurance inspectors are well trained and know exactly what they are looking for. The insurance companies will pro-rate payments based on the age/wear of the roof. In other words,if you have a 15 year old roof you probably won't get a check for full replacement cost. The scam is roofers who do a shoddy job or use shoddy materials to stretch payments so that homeowners think they are getting a free roof when they are getting crappy shingles and corners cut...

From a neighborhood email circular:
Below is the text of an email I received from a neighbor about his experience with a roofing contractor operating in our neighborhood. I don't know how expensive and difficult it would be for a contractor to file a lien on a property and then follow up with a lawsuit to try to get payment--I suspect it's probably not worth their effort to go after a couple hundred dollars, and this is probably more of a scare tactic, but I don't know that for sure. Regardless, just be careful. We got a new roof last year, we got three different bids, and none of the companies who bid charged us for creating an estimate or asked us to sign a contract of any kind.
A roofing contractor performing numerous shingle replacements in our s/d is asking people to sign a one page document after he inspects for hail damage. The document states if the home owner's insurance company covers the damage you must use that specific contractor. Even if he's not the lowest bid.
A friend of mine who lives off Sardis Rd. signed this document, so did I, and the insurance company is willing to pay for hail damage. He chose not to use that contractor and selected a lower bid. The roofing contractor is demanding a 10% cancellation fee or he will place a Mechanic's Lien on his property. The quotes were between $4,000 - $5,000. Creating a cancellation fee around $400.

Good morning. I live in Matthews, NC and was wondering if you have the name/phone number of the contractor you used for your roofing damage. I'm not quite certain if I have hail damage or not however, I do have areas in my roof line that are, at best, "suspect" and would like to have them looked @ and possibly addressed. I had a neighbor who had his roof replaced a couple weeks ago due to hail damage. It turns out he had same insurance company as mine. Because of proximity I thought it might be worth having my roof checked. I contacted his roofer, Carolina Rooftops and he got on roof and took pictures and claimed I had hail damage. My neighbor did not have an insurance adjuster come out to verify, roofer said it was common for this insurance company to go along with his accessment. In my case the insurance adjuster DID come out, he did not get on roof but looked at through binoculars. He commented that they have replaced a number of roofs in my neighborhood (Brookhaven-Matthews), the date of the hail storm was April 9th. My roof will be replaced in January.

Did you use Carolina Rooftops company to replace the roof or some one else?
If you dont mind, can you tell me the whole cost ? ( I am assuming u did 30 yr replacement shingles)

I recently had my roof done, and originally, I was not going to call in a claim. In the weeks following the April storm, I saw a lot of people getting inspections, and one of the roof companies came over and gave me the lecture about damage, etc., so I did call my insurance company and they came over and agreed that I should get a new roof.
I did not choose the company that came over to talk to me. I didnt like their product and I dont feel comfortable when a salesperson tries to convince me I need their services. So... I got a few estimates from longstanding companies and went with one I liked.
During all that time, I heard a few times that insurance companies are going to the state and asking to raise rates due to the large amount of payouts due to several storms over the past couple of years, so I think they are a little more lenient when deciding whether to replace or not. There were many homes with minor damage, but I didnt think the majority of homes in my subdivision would get replacements. It's been going on since June.
Regardless, I guess the lesson is that you make sure your insurance inspector comes out and formally notifies you that you quality. Then, only sign with a company you want to do your work.
