That is exactly the problem I am having at both property lines. That stuff is nasty, I had to look it up to see what you were referring to. Hopefully the weed and feed helps it in the spring, until then I have been pulling it out by hand it it spreads into my yard.

I know that I've had it with the Scotts seed, at least around here. I'm sticking with Pennington. I've tried a few mixes & Pennington was the best, by far. My lawn was & in the back still is a disaster. 10 years of neglect, according to a neighbor. . . I'd love to kill it all off & reseed the whole thing, but I'm paying off medical bills, so I'll do it a little at a time.

Do keep an eye through the fall and add seed until good coverage is obtained. Old plants will rot, cause no problem. There will be some seeds that germinate next year so watch for ‘em here & there. An old steak knife works well to slice just below the crown of the plant.

I believe fescue is the best grass to use here. The best grass by far. Most Southerners let their fescue go dormant in the summer. Sure it is brown for a short time, but it is also "green" (meaning environmentally friendly). Saves water and the energy consumed by constant mowing. In my opinion bermuda is a nuisance grass. Once you plant it, you are stuck with it and maybe your neighbors too.

That's ridiculous. Fescue uses a large amount of water, and when it is 'dormant' as you say the weeds move right in. Brown for a short time - how about 3 months when you would be using your yard the most.
Bermuda is an invasive grass, which is why it grows so well here. My neighbors with fescue have told me multiple times this year how they wish they had it.
Live through a drought for a summer with fescue and tell us how nice your lawn looks. It is irresponsible as stewards of the earth to use a grass down here that uses the amount of water that it does.
My neighbors welcome the bermuda overlords. If you do the maintenance it will look like a lush carpet.

Short fescue & rye can look good 10 or 10 1/2 months of the year. Tall fescue allows many more weeds. If you tighten up the yard with fine fescue, you're good for 11 months. My back yard is a disgusting blend of Bermuda, wiregrass, crab grass & signal grass. I'll kill the whole mess off & plant short fescue & rye. The front yard was tall fescue & weeds. one of my neighbors has carpet grass. It's beautiful for 6 months & looks like crap for 6 months. He was amazed by my test area of short fescue & rye this summer.

Yeah, but with how much water? Especially July - September? I can go weeks without watering my grass and it still looks great.
I agree, Bermuda can look horrible if not maintained, I see lots everywhere with Bermuda and it looks horrible.
