Does anybody know why there is such a price discrepancy between the Lennar and Pulte homes in the Ballanmoor neighborhood? We've taken a look at both builders in the neighborhood, and the Pulte homes are being priced at $100K or more than the Lennar homes, even though the square footage and property sizes are about the same. We've also noticed that the Pulte homes have sold pretty briskly, while Lennar still has a lot of available lots. We found that odd given that Lennar appears to offer a better value with the "everything's included" concept.

Just curious if anyone else has looked into this neighborhood and has any thoughts on these observations. Thanks!

We stopped in when Ryan was building there - really just as looky loos to check it out... Great location if you want the Ardrey Kell schools.

Pulte has been selling there longer then Lennar - they went in after Ryan. That likely has something to do with why you see more action from Pulte being there longer. I don't know enough about Lennar to comment, but I too wonder why Pulte sells as well as they do (another example is Chimneys down in Union). We were turned off by them big time and don't really understand it.

I agree we looked at them too, they also built in our "old town" in Michigan. Never understood why Plute sells like he does, we did not care for his building either.

Thanks for the responses. I'm guessing that the Lennar side will start to fill up once they've been given more time. We were impressed going through the Lennar model because everything you see is included in the price you're quoted, while when we went through Pulte everything was an add-on, which once all is said and done you're looking at a house upwards of $500K. No thanks.
