I will be moving to Charlotte from the San Francisco Bay Area. I was curious if someone could tell me the average cost for utilities (gas, electric, water, etc.) for a 2,000 sq. ft. two-story home on a half acre with a fair amount of grass to water? Thanks.

It depends on the house construction and insulation. We have 18 inches of insulation in a two story 2200 square foot house. We added foam backed siding a few years ago. We keep winter temp at 66-67 and summer at 72-74. There are two and sometimes three adults in the house, taking showers etc. Our monthly EPP for electricity is about $95. Water/sewer total runs an average of $45. Then, that seems a little lower than some of my neighbors who are getting bills in the 60-65 range for comparable use. Gas, I can't speak to, but iti's very economical based on what I hear from neighbors, compared to other utilities for heat and hot water.

We live in a 3500 sqft, 4bd, 4 bath house on .3 of an acre in union county. In the summer months electricity and water at more and in the winter gas is higher (gas heat) but here is about what we paid based on our yearly totals divided by 12 months. Typical gas in the summer months runs up about $8/mo.

Gas $63/mo
water $71/mo
Electric $160/mo

Hope that helps.

We have a 2400 square foot, 3 floor townhouse and our combined gas and electricity averages about $120-$180 per month, depending in part on the weather, with higher gas use in winter and higher electric use in Summer (although in the 3.5 years we have lived here, we have never paid over $200 per month for both).

Can't speak to water as our HoA fees cover that bill.

Depends on how cool or warm you want your house to be in summer or winter. We have a 3000 sq ft home. We keep it on 70 during the winter and 75 in the summer. Our average electrical bill in summer is around $160, while gas is barely $25. In winter gas peaks around $170 (January, February) and electricity is below $60. Water is around $80 a month in summer, $50 in winter. Welcome to Charlotte!!! It is NOT like SFO!!

We are under contract on a 3,600 sq ft, two-story brick, built in '98. Sounds like I should expect ~$250/month for gas/electric during hottest months?
