The good news about that subdivision is that you could probably film your own episodes of COPS on your front lawn.

Yikes, I just cannot recommend that neighborhood or general area at all.

28269 is very good up on its northern end at Highland Creek, but those homes are not going to be in your price range I'm afraid.

Stick the the outer edges of the city in your price range or you are going to be in some bad 'hoods.

Most people will suggest that you go north of WT Harris in ZIP 28269. The further north, the better. Just drive north on Sugar Creek/Browne Rd and you'll see a bunch of nice subdivisions. I think Amber Leigh is the priciest ($200K-$300K) along that stretch until you get into the fancy parts of Highland Creek. The cheapest is probably Brownestone ($100K).

Definitely look at crime stats in that zip before you buy

Crime stats? Look at the real estate listings. When the best picture that they could come up with is a boarded up house, that should send up a red flag for you.

ZIP codes are not a good indicator of neighborhood in Charlotte. They cover very large areas.

28269 is basically a "split" zip code. Just about any of it north of Harris Blvd is fine, and right now there are opportunities to purchase in prices above $150,000 right on up to over $500,000. I am also sure that there are subdivisions south of Harris that are also fine, but that area gets a bad rap from our city's elites. It gets more expensive the further north you go. The areas north of Harris have lots of Wells Fargo, UNCC, BofA, TIAA-Cref, Electrolux, etc families living there. Look especially the area roughly bounded by Sugar Creek-Browne Road, WT Harris, Mallard Creek (and UNCC), up to Eastfield, and into Highland Creek. There are at least 20 nice and nicer subdivisions in that large area, including Wellington, Brownes Ferry, Hampton Place, Cheshunt, Radburne, Highland Creek, Davis Lake, etc. From my own observation, there is very little police activity in this area of the zip code, but police and fire are there if needed. Croft Elementary on Hucks Rd is a new school with a great reputation, Highland Creek Elementary is great, as is Mallard Creek High School on Johnston-Oehler Rd. Good luck in your search.
