Just wondering if the new home builders in those areas have lowered their prices any or if they are throwing in lots of incentives. If this has been asked recently then please point me to that thread. thanks

Yes to all...builders are offering incentives now, especially on inventory homes.

There are so many houses for sale that builders are offering TONS of discounts on their "inventory" homes. Check out Carolina Buyers Market and in the comment section ask about new home builder deals. The deals make me want to go out and get a brand new house! Some of the builders I know of are Ryland, Evergreen and MI...but go check out that web site to get all of the builders.

Times are very good if you're a qualified buyer w/o a contingency looking to buy in the Charlotte area.
There are TONS of resales and new construction homes just desperate for buyers like this. Most developments (for the forseeable future) you really do have the upper hand in negotiations. |

Yes. I've seen lots of price reductions and some major incentives.

We are building at Falcon Ridge by M/I homes in SW charlotte and they've been offering a lot of incentives and have reduced base price on some of their smaller floor plans.

Thanks for the responses. So are some of the builders at the 10% off level yet. For example they have a floor plan that has typically gone for $400k the last few months and now they are willing to knock the price down to $380 and throw in $20k of upgrades or a combo of upgrades and closing costs at that $380k price. Maybe some of you have heard of even better offers out there?

Yes, M/I is doing something along those lines I think. They've reduced base price by about $5000- $6000 and are offering half off incentives and no closing costs( if you go through their finance company) plus no lot premiums. They also have some major deals on their spec homes - 10 day event or something.
