I am selling a Lot that I have in Sailview, a development in Denver NC.

If I go the MLS route, what is the standard commision rates for the area to offer the buyer and seller agents? I know some of the higher priced markets in the northeast have lowered the standard to 2% for the buyer's agent and 2% for the seller's agent. Not sure what the rates are in Charlotte/Lake Norman.

Lots and land are typically 10%, but different companies may have different policies.

Default Commissions

There is no set commission. All commissions are 100% negotiable and can range from 0% to whatever, including cars, jewelry, old coins, baseball cards etc.

There are no "set" commissions...all are negotiable, and it's always worth it to talk to an agent about this.

Raw land-- can be as high as 10%

Lot's though, are like single family residences-- and in this area, typically range from 2.5% to 3%. Usually the listing agent, if any, will take a cut to 2.5% but will continue to offer the buyers agent, 3%. "Typically" in this area, the best you are going to see from a professional, real estate agent is about 5.5%.

Good luck!
