Default Realtor Specializing in Horse Property

I've been scouring the internet trying to find a Realtor that specializes in equestrian communities/horse property in the Charlotte area and have been unable to come up with one. Anyone have any recommendations? Ideally I'd like to find 2-5 acres either in an equestrian community, or where you're able to keep a horse on your property for unde 400k, with 30-45 minutes of downtown..and great schools a must. Does it exist? Anyone have someone that they've used?

Thanks!

I live in an esqueistrian neighborhood in Union County (I live less than 1 mile from Charlotte/Mecklenburg county line) I really do not know of any equestrian communties in Charlotte....they are all in Union County (area 10...Waxhaw, Marvin, Weddington, Wesley Chapel)
I know there are several realtors in Union County that focus on horse properties. I saw this one just today: (I tried to post the link but it will not let me.....perhaps you can just google them)

Waxhaw Land, Waxhaw Acreage, Waxhaw Horse Property, Waxhaw NC Real Estate - Blue Ribbon Realtors (Blue Ribbon Farm Estates)

Oh, there is a neighborhood called Black Horse Run which is in Fort Mill, SC which is about 10 minutes from the Charlotte/Mecklenburg county line.

Perhaps this website would also help you. Make sure you pick area 10....there should be quite a few horse properties for sale. But this is a very pricey area for horse properties.
CarolinaHome.com

Best of luck to you!!!

Ok, one last attempt:

Here are some answers to your questions:

I am not a Realtor.

I know of many in Charlotte's surrounding counties.

This is very possible.

Yes within 30-45 minutes and great schools.

You are asking if any one here has used a Realtor to help you find horse property. I have not, but I can help.

P.S. This is not an advertisement. You are seeking help, and I am only offering.

I hope you get to read this information.

Smile Equestrian Communities

Ditto to what happytobhere stated. Not sure about in Charlotte but Area 10 in Union County has lots of properties. Sometimes they are listed with acreage and state "horses welcome". Hope this helps.

I have tried to look for information online regarding equestrian communities and actually found that this site is the most helpful.

Two neighborhoods , Lynwood Farms (Fort Mill) and Cherokee Farms (Clover) are fairly new and are still being built out so new or newer homes are available. They have private boarding facilities within the neighborhood, but do not allow horses on individual lots. Black Horse Run is an older (30 yrs) neighborhood on the east side of Fort Mill in the Indian Land area. This neighborhood is zoned to allow horses on individual properties and it also has a community riding ring and trails throughout the neighborhood behind all of the houses on utility easements. I am pretty sure you can get into all of these under $400k.

On the higher end are neighborhoods near Marvin and Waxhaw in Union Co in NC where the lots are large, however, there are not any neighborhood amenities.

whoever mentioned Carolina Home, I also suggest checking that site out, I love it! There are so many homes with land - more than the 5 acres and the prices are just in my price range!!

I googled, "Horse properties" for sale in Charlotte area and came up with several hits. Good luck with your search. Don't miss the Queenscup Steeplechase the last Saturday in April. You can google that too.

I went to the first post and now realize how long ago you asked this. Have you found your place?

Do you want an absolutely honest answer? Realtors don't specialize in anything...they sell what the buyer wants. We all have access to the same information, the same mls listings. Any Realtor in this area can help you find a horse farm. The best place to look is Union County or Lancaster County.
