Hi All,
We are about to relocate from NY, and liked a house in this development. There are many pros (Marvin school district is the main one for us), but what about the cons? Any rezoning plans? Being within Waxhaw city limits vs unincorporated county? How bad is the traffic in and out? HOA limitations? Any red flags?
Please help us to make a decision.

If you're within the city limits of Waxhaw, your taxes will be 50% higher than unincorporated Union County. Is Barrington definitely inside the city limits? There's a huge difference between Waxhaw city limits and a Waxhaw mailing address. You can be in incorporated Marvin or unincorporated Union County and still be in the Marvin Ridge cluster.

Taxes on a $300,000 house in unincorporated Union County are about $2000.00/year. The same house within Waxhaw city limits will be almost $3000.00/year.

Thank you for your reply Ex-LI. I believe Barrington is within CITI limits - checked Waxhaw zoning map and it is zoned as R-3 PRD. Ok, so higher taxes, but what about rezoning? If Barrington is a part of the town - does it mean that with time it will be zoned out of Marvin schools cluster and rezoned to Cuthbertson? Although Cuthbertson is a great too - I just want to know that in advance, if possible...

What about the smell from the treatment facility - it is not as close as Cureton, etc... What about the shooting range, any complaints? Both are not close according to google maps...

FYI - Shea Homes will be adding another phase soon in Barrington, its already planned out and approved by the town. You will not be that close to the Charlotte Rifle and Pistol club or the water treatment center. School zoning has more to do with population growth in the area and it is always a good idea to check with the school directly to see if there are any changes pending, they will gladly provide this information. Taxes may be a bit higher but you will be on city water and sewer.
