Calling Business owners/pilots/fly fisher(wo)men (Charlotte: rent, insurance)

I'm thinking about relocating to Charlotte. I have a few questions.

Business: What is an average rent for warehouse flex space, 1200-1500ft a month? (one or two offices rest is warehouse)? What is the current price/sq. ft for such space if I were to outright buy it? If you moved your business from another state (especially FL), are you spending less/more on insurance/wages/taxes?

Private pilots: I don't have a sectional for Charlotte... how restricted is the airspace? Are there a lot of MOA around there? Are there many small airfields with an active community? What do you pay for a t-hangar within 40 minutes of Charlotte (rent or purchase)?

Fly fishing... Any good C&R streams around? Brown, rainbows,..? Wild or stocked?

Warehouse place can be wildly varying depending on where you look. Different areas, different prices.

Hangars? No clue.

Fishing. You're 2 hours from the mountains where I hear the fishing is quite nice. Personally, I wouldn't eat anyything from a local lake. Too much junk in the water. Fuel, waste, cars, etc.
