buyer beware
My wife and I purchased a Ryan home in Olmsted twp, Ohio. Although I feel that they built a decent home for the money, there were fees that were not made clear to us at the time of purchase, including but not limited to a $4400 tax assesment for water and sewer modifications to accomidate the new development. I personally think Ryan homes could be one of the best built value homes in the country, if it wasn't for their deceptive practices. I advise anyone purchasing a Ryan Home to have ALL legal documents reviewed and approved by your own attorney...good luck and best wishes.:

Ryan Homes are junk - I'm a Interior Designer and hear a lot of home owners complain about the Ryan homes - you get what you pay for

HELLO TO ALL , GREETINGS FROM THE SUN CAPITAL OF THE WORLD !!
HAVE A QUESTION, THE BROOKMERE SUBDIVISION IN N.W. CHARLOTTE, WAS IT A "RYAN HOMES" DEVELOPMENT BACK IN THE YEAR 2000 OR NOT ? NOW THE NEW SECTIONS OF THE SUBDIVISION ARE BEING BUILT BY CP MORGAN . ALSO HOW COULD I FIND THE NAME OF THE HOA AND A WAY TO READ THE RULES AND REGULATIONS OF THE COMPOUND ?
BY THE WAY I LOOKED AT CP MORGAN CONSTRUCTION WITH THE "GREEN" PLASTIC PANELS AND WAS TOLD THAT IS THE NEW WAY IN CONSTRUCTION.PROBABLY ALL CONSTRUCTIONS WILL BE DONE THIS WAY ITS MORE ENERGY EFFICIENT AND SAVES "THE TREES".TIME WILL TELL,BUT THINK OF THE THERMAL TILES ON THE SPACE SHUTLES, MAKES SENSE? THANK GOD FOR THE INTELLIGENCE GIVEN TO HUMANS TO PROVIDE ALL WITH TECHNOLOGY THAT HELPS US HERE ON EARTH.

Ryan cuts MANY corners
We live in a Ryan home and have run into some things that have astonished me. It is obvious to me that they cut corners and costs at every step in the process of building the house to the detriment of the quality, longevity and safety of the house.
Everything from bad wiring, to not using backer board behind any of the tile, including the shower walls.

Jayme Im so sorry to hear your experience, so many people on these boards have had so many problems with builders you would think someone would do something..we built in NJ and tried to Sue the builder omg it was horrible, anyway we didnt win but a few people in my old development did...anyway im surprised about ryan though because here in NJ they have a wonderful reputation..and build a great house..interesting...

It may depend on WHO works for them as contractors etc, location and when the home was built. Nowadays homes are just tossed up anyways. I have a Ryan Home and there are a few things (it is not new but things that should have been addressed by the prev. owners and were not) but nothing major. Overall we are pretty happy. I think there is always going to be something wrong with every builder, every expectation is different.

Ryan Homes
We purchased a Ryan Home in Union County in Weddington Trace & we are closing on it next week. The one thing I can say is that they build their homes quickly & keep to the schedule they set. They have been accommodating to us with many change orders and have been able to customize some things to our liking, which I understand other buiders may not do. I think the home we are purchasing is a good value for the money. Up to this point, Ryan has addressed all of our issues and concerns with the home. I hope that will continue once we close on the house. I am curious to hear other opinions and experiences regarding Ryan homes.

Did you have to pick out your customizations before the construction started, or did they accomodate your customizations during construction?
We're finding that Ryan has denied the first couple of customization requests and they didn't even pour the foundation yet. We have one more we haven't approached Ryan with (opening up or removing a non-load bearing wall between two rooms). Based upon their responses to the first two customizations, I don't have high hopes for this one.

We have asked for custom things both before construction and during construction. There was one thing we asked for prior to construction that got denied, but everything else I have gotten them to quote me a "non-standard" price on. What community did you purchase in, if you don't mind me asking?
