Hi Alberto,
Just running across this post so you probably already have your answer. I just moved into one of the CP Morgan homes in August. Beazer is the former builder that was building in there. So far besides paying dues, I've seen neither hide nor hair of the HOA. I know the company managing it changed recently. I've sold a number of Ryan Homes and the buyer's all seemed very satisfied with the quality. I have been impressed with the customer service. I agree with the jdpowers report that Pulte, John Wieland and Saussy Burbank rank the highest but I'm not sure they're in the same price range as Ryan.

We own a Ryan
We moved into a Ryan community (Ft Mill) this past November. Homes between $200 - $350. Altho we didn't build our home (resale), we are pleased with it. As 'tract' home builders go, I've seen worse and I've seen better. Our house is open and bright. It did not have many upgrades when it was built so we are in the process of getting granite counters, tile floors, etc. Our lot is around .4 acre in a neighborhood with 2 ponds. Very pretty. After living on postage stamp lots in our last two homes (out of state), we were looking for a little bit of elbow room. I think Ryan is a pretty good builder for the $$. Other builders may offer more but you'll pay more too.

The house we bought (resale) in October is a Ryan Home also in Fort Mill and we really like it. It's quite open and airy, and the original owners took really good care of the house. It's ten years old, so some things need replacing (the builder grade carpeting being one of the things), but the bones of the house are good and I like our model (I think it's called Rosemont).

We've been in a Ryan home in Gilead Ridge for over two years and haven't had a single problem. I think there is a big difference due to contractors etc.
I do agree with the statement about landscaping. It is odd to me that houses over 300k would come without a sodded backyard. The end result really does make the neighborhoods look less nice until the grass grows in after a couple of years.

I live in a Ryan home and went through the building process with them. We ran into a few things during the construction and this was my first home purchase so we stayed on top of the contractors and Project Manager. They fixed everything we asked them to and have even gone over and above the warranty to fix things that were my responsibility. One thing I recommend is have an outside home inspector check things out pre-drywall and before closing. It helped out in my case.
With that said, after looking in other communities with other builders I see a lot of things I would do differently the next time around with regards to things I would look for in a house.

I do have to agree with all comments regarding "regional" satisfaction and quality. I have to say that most of the problems are due to unskilled labor at least in the Charlotte area. However, Ryan Homes needs to be held accountable for hiring such poor subcontractors. My whole experience has been frustrating to say the least. If I have another go-around, I will never buy from them again. My whole experience is summarized by saying that I lived in my previous home for 29 years and I never had to do anything to it in the first 20. In my current home I had to replace the Master bathroom floor, the lawn (front and back), landscape, and probably the entire first floor and I have lived in this house for less than a year. You'll be the judge...

Ryan Homes - New Home Purchased 2002
I ordered and bought a new Ryan Home in 2002 in Sunset Point on Lake Wylie, near Rock Hill. The home was well constructed and I had a very good working relationship with the construction supervisor. Every builder is at the mercy of their subcontractors so you really should watch construction through the entire process. Fit and finish usually seem to be the biggest issues. My home is the Colville model which is a very nice, split bedroom, open floor design. You really couldnt beat the deal Ryan gave us given the amenities of the community, lakefront, pool, boat storage, etc.

We used Bruce King on our new home inspection in Fort Mill and were pleased with his work. He has a nice website to check out.
