I know not all their homes are nightmares, but understand if they are, there's very little you can do thanks to the NAHB legalizing embarrassingly low guidelines by the standards of truly professional contractors, and lack of enforcement of current codes and laws. It does very much depend on who's managing the subdivision. Dwight Schar (NVR CEO) and GW Bush are good buddies, so that might tell you something.

It is unfortunate that you had a negative experience. I am happy so far with my purchase of a Ryan home. We closed on our home 5.5 months ago, and our project manager has been very responsive in taking care of all that we ask him to. I also used NVR, and did not have any problems. Dd you build in Charlotte or elsewhere?

We'd be in the Richmond division. In this region my sister in-law bought a townhouse also that also turned out to be a disaster from stupid builder mistakes. That seems to be the commonality among those that came to hate Ryan Homes, or any other big builders. When the builder was faced with a real problem that was too costly to fix and still keep profit, you might see a whole different company. They've done a lot of bait and switch on NVR mortgage deals recently, though I only have a couple of on hand samples. Their bad deals are part of the all time high foreclosure rates. Few really seek to go public with problems, and most contractually can't now, who got out.
I'm not home, (in NC with family now) and don't have the letters my, and other sites created on this PC, but would be glad to post them when I get back if you want. Our house was great at 5.5 months also, and we had nothing bad to say. The main criminal code violations took years to really show themselves, and it was just some stupid things that came mostly from rushing through the job, and building cheap. It caused a chain reaction of disasters. Unless you really get into big trouble with this company, you probably won't see that dark side, and I sincerely hope you don't, since your already home with them.
We were finically destroyed by the company, much like the comments the Richmond VP assured me they could do if we didn't accpet their "tough luck" reply, so we have a different perspective from probably 80% or 90% of other Ryan Home owners. When a company knowingly messes you up that bad, it's hard to just say...well most people seem to be happy so I guess we should just forget our bad experiences. Just let the happy homeowners tell their stories? Sort of what's making America a mess right now, the truth is a spun version of someone's misguided perceptions, or it's intentional deceptions.

should add: It is likely relevant, the actual owner(s) of these homes were women (sisters). There was an apparent attitude of discrimination that factored into not getting any recovery from defects and damages. Threats or lies worked easier with my wife who bought the house before I met her, and I've often seen builders and auto mechanics and such treat women differently, as in flat out lie or run over them with BS. She became afraid to try to deal with them at all, as they stepped all over her up front, with no hope of getting help. So here I am, stuck dealing in their crap. I do not want to be a co-owner of "her" house though it is my unfortunate home of many years now, and legally I could be co-owner. We planned to move prior to finding the house was defective. Rather, I'm still waiting for a homebuilder that actually treats all people fairly regardless of race or sex, and a city/county to move to that enforces its own laws, to go back to being a homeowner myself.

Looking at purchasing a preconstruction home in Pecan Hills. Looks to be a nice subdivision - on the plot alone. Anyone with any experiences with the Charlotte area good or bad?

dont buy a ryan home ever
i bought this ryan home second hand in 2004 it was built in 2001 and im selling now before it falls apart. First thing if you have or are buying a ryan home do yourself a favor check your ac system in the basement make sure you dont have a beer can left there by a mexican builder. This home i bought is in harford county maryland in Edgewood. Anyhow windows dont lock, the stairs make noise when you walk on them, so i guess they covered up there mistakes under the carpet, there ceilings are the popcorn type and now that i know that they do this to cover up there mistakes its a lesson as a first time homebuyer. the bathroom faucets leak and are coming out, the ac is now leaking and the bay window well another leak there, mold in the garage bc of a leak, im covering all this up and selling it fast because who knows whats next. Besides there rooms are like boxy looking no style or flavor. Anyhow do yourself a favor dont buy ryan and teach them a lesson bc i wrote and wrote but know one wants to answer and i get hanged up on so after i sell this home i will be waiting for them to go home from work from there office in whitemarsh md, and ill be taking care of some of there homes myself Newyork style.

Drove through Pecan Hills last week....they STILL don't have any model homes built. It's just roads & dirt & signs for where lots will be. The sale agents have been working out of a trailer for about a year now. Sends a red flag up for me.

John Wieland & Saussy Burbank are very nice home builders. I think you get more home for your money with them and the attention to detail exceeds what I have seen with Ryan homes.

My daughters friend is living in an apartment waiting for Ryan to start building her Pecan Hills home.She was originally told September completion. Ryan still has not broken ground.
I did talk to the reps myself last October 2006 and was told then they would be building in early spring.I have no idea what the holdup is.

1. If you give them the large down payment they demand, beware. They use this to give themselves the control to change interest rates--you refuse, and they'll laugh while taking your large down payment. If you decide to go with them, keep me in mind if you want to join in on a Class Action Suite against them.
2. I arrived in Maryland on a military assignment in January 07 and put down $19,500 on a new Town Home. In addition, I was charged $3,000 to lock in the interest rate at 6.5% for one loan and 7.5% for the second loan (called an 80/10 loan) for 255 days. I now realize I had been prey to pressure tactics and predatory lending practices from Ryan Homes and NVR Mortgage because now they are charging me 7.59% for one and 10.5% interest for the other loan. This is a dishonest business practice and reflects poorly on the state which receives on-going benefits from its military members. As a 20-year enlisted member of the U.S. Air Force with little money to sacrifice, I respectfully request your assistance in regaining my deposits.
3. In addition, Ryan Homes explained I would have to pay double the price for upgrades (+$15,000) if I didn’t use their lender (NVR Mortgage). They described this mark up as a half-off upgrade incentive. It's actually only greater leverege from NVR Mortgage when they raise your rates and you consider going to another lender.
4. After six months and with three 1-month construction-delay tactics, NVR mortgage has informed me that I must now pay 1% more for one loan and 3% more for the other loan. As you are aware, these 1% and 3% increases amount to a significantly higher house payment and a great deal of money over a 30 year period. Since informing me of the higher rates, the NVR representative told me I could either pay the new rates or lose my $19,500 down payment and $3,000 lock-in fees.
5. After researching competitive local mortgage rates, other lenders are still offering 6.75% and 7.59% interest on 80/10 loans for my 816 credit rt. None have gone up to the 10.5% NVR is now charging. So the NVR representative reminded me that using outside lenders would double the cost of my locked-in upgrades. In addition, NVR is charging $4,500 in loan “junk fees” while local competitive lenders are charging $50 in such fees.
After 20 years in the service and 19 years of marriage, Ryan and NVR Mortgage have stolen our future. My wife and I are devestated and barely get any sleep. We can no longer afford to buy a home--they have nearly half of our life savings, for nothing. Of course, we could have just agreed to pay 10.5 percent interest....
