Same warranty here
While under warranty, our defective home became uninhabitable. Ryan Homes very clearly stated they would not fix anything; in particular the consequential damages the documented defects caused. The warranty is essential worthless.

This has been far from the truth in our experience. The entire exterior of the house was installed incorrectly, every window failed and the valleys of the roof failed on every gable. As a result, the house leaked from day one and was so infested by mold that it underwent a 2-year remediation. We asked for it to be bulldozed and rebuilt and were turned down. The comments we have received while trying to sell the house have been less than flattering to say the least, and in more than a year there hasn't been even so much as a "low-ball" offer.
Do your homework, check out sites like HomeOwners for Better Building - Home and see what pepole have to say before you sink money in. With financing the way it is now, you don't want to be left with this kind of mess on your hands.

Ryan Home vs. Toll Brothers Home
I'm in the process of Moving my family from Cali. to N.C. and we seemed to have found two subdivisions off the Rae Rd. area, Weddington Trace (R.H), and Marvin Creek (T.B.H). Both of their largest models have similar floor plans, but there is a large difference in price...about $100K+ between the two. In my research, I'm seeing so much negativity about a Ryan Home, I'm wondering if the price differce is worth the potential nightmare I could be dealing with. Any information or feedback you can share with me about the two would be helpful. This is a $700K+ investment, so I want to have as much information as I can. Thanks in advance for your feedback.

A realtor can help not only in the initial contracting stage but also if you have problems, whether before or after the close -- and can give you periodic updates on the progress of your home, especially if you are building from out of town. Remember that the onsite agents -- as nice and as friendly as they may be -- represent the builder, and by law have to get the best deal for the builder, not for you.
Also, whichever builder you choose, please hire and inspector. There are inspectors that will inspect your home from foundation to final, and will go out to the site several times prior to final walk. IMO, it is well worth the money.

I feel compelled to respond to this thread for a second time - I have no problems with my house in Gilead Ridge. I can't think of any significant issues with any of my neighbors.
Of course, some minor things did arise during construction and financing (issue with a closet in the wrong place, NVR repeatedly trying to finance us in an adjustable rate when we wanted fixed, etc etc), but if you pay attention you should be able to catch these issues and move one with your life. We ended up with an additional closet and a lower interest rate.

I live in WT, and we are happy with our Ryan home. We also looked at MC and saw huge price differences. When you build a large house, there are bound to be some problems. I will say that Ryan's customer service is very good. They have fixed many of the issues we have had to deal with. The Collinwood is a beautiful home. I assume this is the model you are looking at.

Thank you for your feed back. Yes, we are looking at the Collinwood vs the Hampton Georgian. So what type of problems did you have with the construction of your home, and how did they address it? What model did you have built? What made you choose one over the other (MC vs. WT)? Also, how did you find the subcontractors working on your home? There seemed to be alot of comments on how "it depends on your subcontractor and general manager?" Sorry for so many questions. If anyone has any feedback please respond. Thanks.

The housing market as it is, be safe and do not put down more than 2500-3500. Have an inspector go to the home on a weekly basis. If there are problems arising and the builder will not cure it, ot gives you the od "its to code" then walk away.

We recently built in Weddinton Trace and we were very satisfied with the construction as were the other owners that we have met. Houses are completed very fast and without flaws. We used a building inspector but he did not detect any significant issues.

I decided to build with Ryan. My home is not complete yet, but so far the process has been pleasant and everyone from Ryan I dealt with has been honest and professional. I havent found anyone in the Charlotte area that was disgruntled about their Ryan home purchase experience. All of the disgruntled Ryan home owners I know of (from this forum and others I have read) built in other areas of the country. Also, NVR's rates seem to be very competitive and the broker Im dealing with has also been very professional, polite, and honest. I may pay a little more in up front fees with them but I am willing to do that to get the incentives they offered me.
I find that most of the people I have dealt with (both professionally and socially) in the Charlotte metro area are honest and polite. What a refreshing change from South Florida. I even get fast food service hear with a polite smile and a "Thank you sir" instead of a "What dat wuz?" (while sucking teeth and rollling head). It's great.
