Default Ryan Homes - Good or Bad experiences

Has anyone built with Ryan Homes? Any experiences good or bad when you used them? Do they have a reputation in the Charlotte area as good/bad cheap/expensive, etc.?

I have been visiting home builders when I visit the Charlotte area. I like what I see with the Ryan homes. The walls are wrapped. This is to prevent moisture in the walls. My husband did not like that Beazer homes use greenboard for many of their walls. Green board is also supposed to help against moisture issues. However my husband wondered how sturdy is greenboard? Ryan homes does not use green board.

I did visit a model in Denver. It was called the Somerset. They built the home with all the options. That made a $300,000 home a $600,000. While the home was stunning it is too much home for me size wise and price wise. I would like to see the model without all the options.

That's my limited knowledge. I will be watching this thread to see what others have to say.

I have only seen the Ryan homes in one subdivision in Union County. The model I saw was very "boxy" looking, not an open feeling. Not sure of the quality of the actual building. One thing I did notice as did some of the some of the other people we saw looking around was tthat the lawns in the Ryan homes area of the subdivision was well, terrible is the only was to put it. That said, I did buy in the subdivision, however I bought with Shea. I found a model the wife and I really liked, master down. We met a few people who said they were "moving up" to the shea from the ryan or ryland homes. I can not say good or bad about shea yet. I do think you have to be carefull becasue it seems you see more bad posts about builders on the internet than people posting good things. The people who are happy just do not come online to say how happy they are. As far as the upgrades inthe homes, we went to the design center for shea and found some pricing very reasonable and others were just crazy. it seems that if you want an upgrade that you really need to do at the building level, (like my wife wanted 8 inch spreads in the bath faucets instead of the 4 inch, the pricing on the faucets in the 8 spread were like really high.) In contrast, the refrigerator we were going to take was actually a little less than what we could get the same refrigerator outside, and they took responsibility for installing it and ruinng my floors which has happenedin my home in Long Island. I was in that same model - The Somerset in Denver - just yesterday. It is beautiful (and big). It's hard to see past all the upgrades and see what kind of house you would have w/out all the upgrades. I walked through a couple of Ryan homes that were under construction. That gives you a different feel for the house.

Yes the that Somerset Model was so big I teased my daughters about moving in with us. I said the 19 yr old could have the bonus room. For readers who didn't see this home the bonus room was huge. It even had a bathroom.
I then told my eldest daughter that she and her dh could have the downstairs. It is the same size as the main floor.

My son lives in Mooresville. Ryan is building there in a community called Pecan Hills. I thought I could stop there from time to time to see the homes being built. Ryan also built in Cherry Grove in Mooresville. I felt the homesites were small for the large homes that were on them.The lot sizes are a bit bigger in Pecan Hills. I don't think that is Ryans doing as I remember reading The Iredell/Mooresville town board is now requiring homes be built on larger sites.
Mooresville already has their share of communities where the homes sites are barely 12 feet apart.

I have plenty of time to learn and research as dh and I are not ready to move.I would like to check out Union County next after hearing all the nice comments from the board.

I can tell you that we have built both of our homes with Ryan. In Ohio they are excellent builders. We live in a Dunkirk model now, very nice open floor plan. The cusomer service is excellent. Any issues that we had they came right out and corrected. Very minor stuff. With any of these types of home builders you will find that a lot of things are upgrades. But the quality of the homes that they build are very nice.

The builder thing is sooo regional, and almost subdivision specific, particularly for national builders. My philosophy is that it's generally unfair to say that a bad experience that happened in one state will translate into a similar experience in another state.

For example, I've read a few negative comments about Shea, but the dozen or so people that live in the Blackstone Shea community in Union County (the 3500-5500 sqft homes) are very happy. I know a few people that live in the Ryan Greylock community in Matthews that are happy. I'm very happy with the process with Centex here in South Charlotte however I couldn't tell you what the experience would be like in GA,FL or NH with Centex. It's best to ask your potential neighbors in the particular subdivision your interested in or a neighboring community for that builder. I'm not discouraging anyone from posting their experience but if you're seeking answers it's best to get as localized as possible.

I totally agree that is why I called out that I was in Ohio
