I recently bought a townhouse in Harborside. It's a bit early but it's a pretty quiet and orderly neighborhood. Birkdale Village is just down the street and there's a ton of parks. So far, no complaints.
Cornelius is a great area with access to Lake Norman, good schools and plenty of shopping and dining. The area along West Catawba is very densely populated due to the high volume of townhouses, apartments, and condos. As such, traffic can be a bear if you have to drive around during rush hour, which here includes school dismissal hours in the afternoon. There are some parts of the Westmoreland neighborhood that are so close to I-77 that you can see the cars sitting on the highway especially when the leaves are off the trees, I would imagine you can hear it too.
I rented in Cornelius but it was ultimately a little to expensive for me, but probably my favorite neighborhood there was Magnolia Estates. It's a little on the small side so usually wasn't much for sale but I think when there was they were typically in that range...good lot sizes, no HOA I believe, close to Jetton Park and now the new Publix.
