HELP! Question about Local Builders Liberty Homes
Hi There!
I'm interested in possibly buying a new home in a new subdivision in Fort Mill, SC called Jones Branch with builders LIBERTY HOMES who appear to be a local company. Liberty Homes
Anyway, I tried to post a thread on the SC board to see if anyone lived in that community but apparently it's fairly new (only 9 months), not many people live there yet I don't think and no one knows too much about the builders because they are not a national company.
I'm hoping to have slightly better luck on this end - because I know there are already a handful of communities in Charlotte built by these guys.
Here are the names of a few:
Kings Creek
Nevin Glen II
Susanna Place
Thompson Brook
Trillium Fields
Dogwood Pines
If anyone lives in one of these communities in a home built by LIBERTY, please post here or DM me with any thoughts, advice pros and cons, input, etc.
I am going to see the community in person tomorrow but you know how sales people are - they will ONLY tell the positive. I want to hear all aspects so I can make an informed decision.

You should also check out Whitley Mills which is sold out now. Builder was Standart Pacific Homes. They should have some existing homes in there in your price range. I like the builder and it's a good product for under $200K.
Jones Branch is ok. Liberty homes was recently in the Charlotte Observer for building several communities in Charlotte with a higher than average foreclosure rate due to subprime loans.

Having worked for both a national builder and in general nrokerage I can tell you that Liberty is a track builder, they use very cheap materials, and their commnities have historically not appreciated well due to foreclosures, etc....

OP - a realtor in the York County thread had expressed an opinion that this community was within 200 feet of I-77 and that a townhome in Baxter in his/her opinion was better than a new home at Jones Branch.
This thread now has provided you insight regarding Liberty Homes as not quite as reliable as other builders in the area.
Besides your hesitation about not being able to buy in your desired area of Tega Cay, it might help us help you find what you want if we had an idea of the things that you are looking for, and in order of importance how important they are to you. It appears from the responses that the opinion is for you not to consider Jones Branch as a location nor Liberty Homes as a builder. Obviously, if you are truly in love with the home at Jones, then by all means go for what you want. The adage "Location, location, location" was not coined for no reason.

thank you ALL so much for your help I do honestly appreciate it. After some insight into the situation (i.e. proximity to the highway, high foreclosure rates within these communities, low-grade quality building materials, etc.) I decided to not even meet with the rep and just drive by there first to see without having the pressure of realtor on us.
They were OKAY but not for us. Originally, I was willing to do something like this based on my neurotic fear of potential problems at the nuke plant - but I'm over it now, I've had my two-day episodic tantrum over it - and now I realize I was slightly overreacting (I can't help it, I'm Sicilian...).
Anyway, it's very obvious that many people live in TEGA CAY and FORT MILL - most of which have young children. ALL of them are probably aware that there's a nuke plant not TOO far away and I'm sure NONE of them would purposely put their families in harm's way.
There's nothing more important to me than the health and safety of my family. After weighing the risk it became quite obvious to me that statistically speaking I had more of a chance of something happening to my home or family in terms of crime then I would of some mishap at the power plant. I've read posts on high foreclosure rates in these communities and how historically..subdivisions with numerous foreclosures are more prone to incidents of crime. THAT was an eye opener for me.
Also, on a purely aesthetic level - (and of course, beauty is in the eye of the beholder), I love TEGA CAY for it's uniqueness. In the older areas (where the home is that we are looking to buy) every home is different, but still COOL and beautiful in it's own way. I am not into the whole "structured community that looks like pleasantville" type thing - I know I've stated that before. So even when driving through newer areas of TEGA CAY, naturally the homes were beautiful and well-built and expensive (obviously out of our price range) but I can't say I would buy one of those anyway even if I could afford it because it just doesn't fit my style.
That whole polynesian thing it has going on is great. And if I'm going to spend a certain amount on a home I certainly hope it would at least retain it's value - which can't be guaranteed to me in ANY circumstance, but it's more of a question mark in a lower-priced community with questionable builders and standards.
So that's it for me. We have our eye set on a particular house and tomorrow we make the offer. I will let everyone know if soon enough we too will be residents of this AWESOME community.

Oh nsantamaria! That is awesome that you nailed one on the head! Ha ha about the neurosis and being Sicilian! We don't want you to get "agida" (sp?). Yes there are many people with kids in Tega and Fort Mill...I am one of them, and though I feel like nuking my own sometimes, I never even thought about that reactor.
I wish you success in your home search and hope you walk into one where even at the threshold, you'll have that nagging voice inside you telling you "THIS IS IT!!!"
