The 3yr arm was for the person living in the house for a short time, 3 yrs max, like i said you can structor a loan anyway you want to work towards a buyers needs. You can get into a home these days with zero down and minor costs (under 1000.00)

And here we find an important adage:

Just because you can doesn't mean you should. Using lending tolerances to determine affordability is a mistake.

No way you should be able to get a home loan with next to nothing down.

That's a big reason what got us into the mess from a couple years ago.
