You're right. The value of my house is back to what I paid for it in 2007. For the years in between then and now, I saw a 20% devaluation. Thank god it is getting better and the demand for houses is vey high.

My neighborhood has had foreclosures which KILL any momentum up. Lovely neighborhood but also frustrating. Anything over 300K sits unsold. It is weird but not much you can do about it. Our home is back on the market next week. Hopefully it will sell.

I really doesn't ease noticeably until around 9:00 from the exit 28 area.

But again I don't think you will get any sympathy from anyone if you sell it for right around what you paid for it in 2007. I'm no realtor but in my opinion that would put you about par for the course for most of the Charlotte area, likely a little better. I was somewhat looking at some homes in the vicinity of that price range so I'll see if it really is a great deal :-)

I do not recall asking for sympathy I am saying prices are not up in Huntersville for existing homes in HOAs in some areas. I got a great deal in Davidson so it is all good, but there is no big jump in housing prices.

Are you referring to 9 AM or 9 PM? The post you quoted claimed there was terrible traffic from 6:30 AM - 8:00 PM. I'll admit there can be traffic at random times and often opposite of what you think the traffic would be, but that poster's statement is a huge exaggeration IMO.

Ohhh! You're right. He said 9:00 PM. Truth is, it is normally bad from 6:30-9:00 AM and from (usually) 3:45-6:15 PM. In between, it is not too bad. The big issues (bottlenecks) are the ramps at exits #25 and #23 going into Charlotte in the AM.

77 is a crap shoot at any time, on any day. You might get lucky and slide up 77 at 6:30pm last night like I did with very little slow down and then today it'll be bumper to bumper from 3pm until 7pm in the same stretch. No rhyme or reason really as often there is no wreck (fortunately) or special occasion, just randomness. This includes the weekends as well.

My statement certainly is not a huge exaggeration. Traffic is bad most of the day and mostly a nightmare during rush hour.

Go take a look at the Facebook page called Exit 28 Ridiculousness. Drivers (or perhaps I should call them interstate parkers) take pictures of the traffic and post them. These pictures are all throughout the day.

Have I been able to get home from Uptown in 40 minutes to Mooresville? Sure I have but most of the time, the drive far exceeds an hour and has even went over the two hour mark a number of times with no tell of any wrecks.
