The landlord is wrong.

How can they put an 85k store at Redstone unless they plan to give up either the Ardrey Kell or former Lowe's Foods store, which are both within three miles of Redstone?

Well it does seem as if Kroger is indeed planning larger hypermarket style stores for both the Kroger and Harris Teeter brands, although complete plans may not yet be finalized. But the new large Harris Teeters in Pinehurst and Fayetteville are the first so far, as well as the Kroger Marketplace in Columbia.

The Kroger Marketplace in Columbia, SC is not 85K ft². The Non-Marketplace Kroger on Hilton Head Island is 87,588 ft². Marketplace stores are often either 119,000 or 123,000 ft² in size. The HT in New Bern may or may not be branded as a Marketplace.

I believe the HT at Marvin Commons was downsized, but the the store in the original site plan looked very much like a Marketplace style Kroger.

The stores in Fayetteville and Taylortown are only slightly larger than the Morrocroft Harris Teeter in Charlotte, and the Friendly Center Harris Teeter in Greensboro, which both come in at a little over 70,000 ft². A ~78,000 ft² Kroger (former Kmart) on Market st. in Greensboro was subdivided between HT and Planet Fitness.

The Ingles in my town is 85K sq ft. It is a super center. Just remember that the super center size is larger than a regular supermarket but smaller than the hyper markets.

Ingle's does not have supercenters. Although it has stores over 72,000 square feet, most of its new stores going forward are 72,000 square feet.
