I think that may be tough to buy land and build or buy a home with poor credit. Your first step is to talk to a lender to establish the amount of a loan that you secure. After approval, you can get a real estate agent to show you homes in neighborhoods that you can afford.

Unless you are buying directly from the builder/developer, you need to secure your financing first. From the sounds of it, with your admittedly bad credit, you are gonna get hammered on interest, fees, and poor mortgage products. I would be cautious, your past credit problems might be an indication you are not ready to take on the largest credit decision of your life. You need a good agent who can walk you step by step through the process from financing to location. As for lesbian friendly, that is just going to take hitting the pavement and talking to potential neighbors.

I agree with others, contact a lender/bank first and have them tell you exactly what to work on. I would do this so you are sure to be working on the right thing and not wasting money etc.

Charlotte is a very Liberal city and you should do fine.
However lack of credit or limited resources may put you into the more rural areas. Have you looked into Ballantyne?
