OK guys, I'm normally asking about neighborhoods, but I think we've finally found one. Charlotte seems to warm to us coming from the NE. I was also worried about our dark leather furniture taking a beating (wife loves windows treatments open all the time).

What's the consensus down there on window tinting or sun screens or neither one? I'd love to hear pros and cons, who you used, how much it costs. We're building a 3,750 square footer with about 50 windows.

We always tint the windows in our house as the heat can really heat up a house. It's pretty expensive. I only did about 7 windows (normal bedroom size) and it was $600. That was with 3M tinting. But they all run about the same price. We just did upstairs windows to lower the temp.

It is against our HOA, but we did it anyway. We chose a tint that does not really have a mirrored effect on the outside. Saves a lot of money on air conditioning in the summer!

does it void the warranties or do the tint companies (who make the stuff not install it) provide counter-warranties? I think we'd need something to control heat down there.

Default Tinted Widows

If your building why didn't you ask builder about tinted windows, I'm here in FL
and when I built my home I got all my windows and sliders tinted for approx $500.00 extra. It cuts the glare but unfortunately my furniture still faded with verticals drawn all day.

Just my 2 cents.

Just moved here from Nj in Oct. We used Aztec Sun to tint some windows in 2 story family room. The back of the house gets all the sun and w/ the high windows on top the glare and heat was unbearable in the room. The tinting really worked. We did not do the mirror-looking tint since we did not have to tint the whole house. Aztec Sun is very reasonable and Eric(owner) is an all around nice guy. Good Luck

Evan, are you buying Ryan, I just signed up for newbuild with them and never even thought about tints. We're in Virginia and never had a need for them. Maybe I will ask the builder.

Definitely check with the builder -- I know in some instances it does void the warranties.

I read to be careful with tinting windows because it holds the heat in the window and they can crack!

yes, we had one window crack but when you get the tint on, they will replace if the window cracks. We used 3m and they came out the next day and replaced the window-easy as that.
