So we just got back from our visit.. and we're going to build a Ryan home in Gilead Ridge. It was a little closer to our price range and we were able to get a lot that we love. So we'll see firsthand how Ryan is I guess

Gilead Ridge nice quiet community I think you will like alot the community and passing the horses on Gilead as well.

I just helped some clients get a townhome there. We looked at the SFH too but a townhome was more suitable for my clients, What floorplan did you go with?

We went with the Pinecliff model. We had a hard time deciding between that & the Fulton. It's really more house than we need right now, but we're hoping to stay put for quite a while, so we'll have room to grow!

Default Vermillion Delays

Good choice on gilead Ridge. Vermillion is plagued with problems with developer financing. Hope all goes well there as Ryan has held our deposit now since the beginning of February. As of today (April 24th) they hope to know something in 60 days if they will even start building. Their goal is to start & close the original contracts by year-end. (We too, were told 3 months from construction start (not counting the mortgage approval, etc.), but we figured on 5 due to our experience & many others we know who have built before).

Oh well, they offer no "help" & will do nothing to allow customers out of the contract, they offer no consolation for the extra months of delay. They will, however allow you to switch to another community.

Just beware & keep after them. I was told point-blank: "They have 24 months to build the house". The only "customer service" is that they are trying to work out the problems. Hopefully, they are dealing with a financially sound developer in Gilead Ridge since they built that community up already & have things already going there.

The sales reps at both locations (Gilead & Vermillion) are very nice and knowledgable, so we are grateful for that. Their sales manager calls monthly with the news. So they are trying. Hopefully your home in Gilead will go without a problem.

That was our main concern with Vermillion. We talked to a few people warning us about the development issues. Other than the mortgage approval taking a month & a half, everything seems to still be on track. They're supposed to break ground within the next couple of weeks... so we'll see. Good luck with yours, I can't imagine how frustrating that must be!

Default Gilead Ridge

Just a follow-up. We too chose the Pinecliff. Think you'll be happy with it. We are looking forward to getting ours (eventually), as I'm sure you too. They were selling Vermillion from the Gilead Ridge model until about a month ago, while they waited for their model at Vermillion to be built. So we saw those models and chose the Pinecliff. We may take a second look at Gilead Ridge just to see if any new lots opened up since we looked in January.

Ryan has been around in this area for some time. In fact, we lived in a Ryan home for 6 years & were happy with it.

+1 here! I'm finding my experience with them fabulous so far and they've been very accommodating to any request/need/question. Their service is great. We begin building in June over in Tega Cay, SC.

My wife and I mmoved into a Pinecliff late last year (different development in Concord), and we love the house! For us, it's a great floorplan... spacious, without feeling "overwhelming."

One word of advice... the staircase from the first to second floor can be pretty tight for getting furniture upstairs, especially if your furniture is on the large side. If you're planning on moving yourself, make sure you have a good amount of blankets/padding with you to tape up around that staircase so you don't do too much damage. We hired movers, and they did a great job, but still scuffed up the walls in that staircase a bit. We're planning on painting soon anyway, so it didn't bother us
