It looks like a strip center of small stores and service business, two quick service restaurants, and an automobile dealership will be locating on site.

I thought Independence already had every car dealership in existence...

And a little surprised that they'd put more stores there when the making of Independence an expressway was what caused the closures to begin with. I guess they are banking on getting business from the Walmart traffic. Will be different to no longer see the "Yes We Are Open" sign for Earth Angel.

The area has changed. Walmart stays packed so I can see why they would put more businesses there but why put another car dealership?

... until sharing of robotic, electric, hydro, battery, hybrid powered robotic vehicles takes hold, Amazon and Walmart will still need locations to under price traditional retail and newer box dealerships. I jest a bit ...

City planning has clustered car dealerships along South Blvd, N Tryon, and Independence Blvd. If you are going to open a car dealership, Independence is one of the easiest locations to get it approved and has excellent visibility. Along I-77, the dense tree cover prevents dealerships from being seen from the interstate. On Independence though, there aren't many trees and development goes right up to the street so your dealership is a giant billboard to thousands of people per day. Hence it has become the preferred location for car dealerships. They also generate good tax revenue.
